One of the worst things that you can do is procrastinate and defer action on "minor" water leaks in your home to later time. Water leaks, inconsequential as they may be for you, can cause major damage to the house structure. Those small leaks are as serious as the holes that you might have in your roof especially if they remain unattended long enough for water to reach the inner parts of your home which are sensitive to moisture and damp conditions. Vinyl sidings may be immune from water damage but inner wood structures and drywall aren't. Their combination will definitely lead to rot and premature deterioration. If water is leaking through inner walls or underneath floors, you might not discover the problem until it becomes irreversible.
When you are faced with water leaks inside your home, there is a high chance that you will also have to contend with mold problems. What is serious about this condition is that molds can set in just 24 to 48 hours. Water leaks affecting the nooks and crannies and hard-to-reach spots in your home can lead to major mold problems. You will not be able to detect it early enough so you can "nip it in the bud." Water will remain in these places for several hours making the condition favorable to mold growth.
If there are indications that you have water leaks in your home, it is imperative that you immediately seek professional help. In most cases, it is not wise to perform the repair on your own as you might not be able to ascertain the extent of the problem. However, you might have to take remedial actions or stop gap measures to minimize or prevent further deterioration or damage to your home.
The most important aspect in managing this serious problem is early detection. You must always be in complete control and take the necessary actions before the problem becomes unmanageable. You will have to be aware of the different conditions of water leaks in your home. Water can seep through inner walls during windy conditions if the bricklaying is faulty. Water can also affect the window frames and its components if they are not properly sealed or set in to the walls. You may also have problems with air conditioning system that does not drain properly.
Periodic inspection is one of your most important responsibilities if you want to prevent serious damage to your home due to undetected water leaks. Immediate repairs are essential but you will not be able to perform them if you are not aware that one is urgently needed. Here are some practical ways by which you can effectively monitor and check for potential water leaks in your home.
1. Visually inspect in detail the exterior of your home using a pair of binoculars. Perform the inspection at least once or twice a year, during spring or fall. Regular inspection will allow you to detect potential problems so that you can take the necessary repairs before it becomes a major structural problem.
2. Pay close attention to specific parts of your home that are exposed to moisture and water. Specifically determine the part of your home that is more exposed to the elements. It is also wise to adopt a 3-year painting cycle even if you are scheduled to perform the painting job every 6 years.
3. Inspect your doors and windows, focusing on the portions where there is tendency for water to accumulate. Check the door thresholds and window sills.
4. Inspect the roof shingles, vent pipes, gutters, chimney and wood trims underneath the roof.
Early detection and identification of the root cause of the water leak is extremely important. You must perform thorough and consistent inspection of your home so that you won't have to spend much on unnecessary repairs and replacements
