Indian Railways Adopting Modern Facilities

By Martinez Collins

In tune with the overall development of the nation, the Indian railway is adopting modern facilities in the trains and railway stations. As part of the modernization of amenities, the Railway Ministry has decided to upgrade all A and B stations as Model Stations. As such, the architects of all divisions have been directed to make necessary arrangements and alterations in the station buildings and others so that they will be more comfortable and have modern amenities and appearance. Estimably, about 16 million passengers travel on Indian railways on an average day. This huge public participation and presence can be capitalized and elaborate plans to arrange facilities such as ATM, cyber café, banking, etc. are reported to be on the anvil.

As part of adopting modern facilities, LHB design passenger coaches of new technology are to be made available in Lucknow-New Delhi Shatabdi Express, Mumbai-New Delhi Rajdhani Express, August Kranti Express and some more express trains. Further, world-class passenger amenities and interiors are to be arranged for Hazrat Nizamuddin-Gwalior Express, Taj Express, ew Delhi-Patna sampoorna Kranti Express, Chennai-Bangalore Vrindavan Express and New Delhi-Barauni Vaishali Express. It has been decided to make the coaches more comfortable and modern when rebuilding them. It has been proposed to provide facilities such as electronic information display, comfortable seats, better lights, public address system, etc. By using modern materials in coach flooring, roof, inside walls, etc. the coaches are to be aesthetically enhanced.

Indian railways while adopting modern facilities recently renovated over-aged tracks and completed track-circuiting works on all stations on A, B and C routes. In order to ensure safety and security of passengers, the Railway Protection Force (RPF) has deployed escort parties for more than thousand trains on a daily basis. The RPF provides access control and security at more than 600 stations. In order to safeguard the safety interests of women passengers, the RPF provides special squads in compartments reserved for women passengers. The Railway is planning to introduce modernization strategies for the RPF. In view of the increasing need of healthcare facilities, the Railways plans to set up super-specialty hospital facilities in cardiology and nephrology at Patna in the East Central Railway. Further, divisional hospitals are to be set up at Agra, Nandad and Raipur. At Integral Coach Factory, Perambur, the construction of Phase 1 of the new hospital building has started. Another decision of the Railways is to construct guest room facilities in Central Hospitals and Super-Specialty Referral Hospitals. Adopting these and other modern facilities is bound to make the Indian Railways one of the best public utility in the world.

Martinez is currently working as an expert author Gurgaon. He writes for indian railways seat availability and other related topics.

Mistakes People Make Regarding Packing a Suitcase

By Julietta Lopez

Going on a holiday or a trip should be an enjoyable event that we all would look forward to. However, due to the fact that a lot of us plan and pack our suitcases badly, the enjoyment of the holiday or event we are travelling to can be slightly spoiled or in extreme cases ruined. In this article I will point out some of the most common mistakes that people make with regard to suitcase packing.

When we travel, we would like to arrive at our destination, unpack our bags and start to enjoy our new location. However, if we have selected the wrong case to carry our belongings in we may have had trouble from the start of our journey. Many, many people arrive at an airport with a hand luggage that s just too big to fit in the overhead compartment. Therefore the airport staff have no choice but to insist that it goes n the hold. This can create two problems. Firstly, you were probably hoping to use some of the items in your baggage on the journey and they are nor inaccessible to you and secondly, the bag may not be very robust and has a much higher chance of getting damage than a stronger suitcase.

In the excitement of our packing, many of us forget where we are going to and why we are gong there. There is little point turning up on a mountaineering trip having packed evening wear and it might be equally wasteful to pack mountaineering boots if you are going to stay in a Las Vegas hotel for a weekend. If you are travelling to a hot destination, keep this in mind with regard to every item that you place in your case.

For some reason, a lot of people decide to bring the entire contents of their medicine cabinet and dressing table top on holidays. This can take up an awful lot of room in your suitcase. For a short trip, you should really consider what you need in the toiletry department. Is there a real need to bring that lotion that you have not used for the past six months? In addition to using up space, toiletries have a habit of leaking and spilling. Many a suitcase of clothes has been ruined because, in their haste, the packer forgot to pack the toiletries in a sealed bag.

Take your time when packing. A suitcase that is quickly packed will usually be packed loosely and this means that it will not hold as much and the items in the case are more likely to get tossed around. Roll clothes, fold other tightly and put footwear and toiletries in to plastic bags.

Go and enjoy that trip you are planning to make. Use a proper suitcase, consider carefully what you want to bring and take time packing all of your items properly. In that way you will arrive at your destination in a much better frame of mind to enjoy yourself.

Is Cord Wood Construction a Great Green Construction Option?

By Gavin J King

Modern construction methods are extremely efficient and safe. Many homeowners and renters enjoy the protection from the weather and the hazards that run through nearly every home, with near complete immunity. The most frequent criticism of modern construction that many people have is that the materials and substances that go into creating the modern home are harmful to the environment, and sometimes the occupants.

There are many ways to limit the risk and harm that people can be exposed to with modern construction methods and one is to use ecologically friendly construction means, as called "green construction". Green construction is essentially the endeavor to use material that will not emit chemicals or substances that are harmful to the environment or life. One of these green construction methods is called "cord wood" construction or stack wall construction.

Cord wood construction is basically using firewood that is cut to a specified dimension as fill for a mortar supported wall. Think of it like this, instead of using bricks, you use wood. Cord wood walls vary in thickness from 8 to about 16 inches depending on the weather conditions prevalent in the area. In colder areas, a thicker wall helps insulate from the cold, but where the cold is not as big a concern your resources can be used in a more frugal manner by making 8 inch walls.

The biggest benefit of building a home out of cord wood construction is the price. Typically a 2000 square foot home can be built out of about 5 cords of firewood, which may cost less than $1000 depending on your location. When placed inside of a frame of post and beam structure the cord wood wall is one of the most beautiful and rustic looking forms of construction in the world.

The second biggest benefit of cord wood construction is that it is something anyone can do with a little effort. It takes time to build a cord wood wall straight and true, but it is not that hard so any novice builder can have a decent home erected safely. Since the mortar takes time to set up and harden you can only go at a certain pace of construction which allows you to rest and plan before getting too far ahead of yourself.

The most important benefit of cord wood construction is that you are creating a home which does not release toxic chemicals into the home environment. Once the mortar is dried the home is done releasing any gases or chemicals, so you do not have to worry about your kids inhaling formaldehyde for 2 years afterward like you do in new construction. Keep in mind that is does take a deliberate effort on your part not to put in any chemicals as well. This can be avoided by choosing to decorate your home with something other than paint and glue down your rugs with a substance that does not emit formaldehyde.

With a little conscious planning and thought you can use green construction techniques to completely prevent a dangerous environment for your loved ones, and yourself.

How to Find a Property Management Company in Michigan

By Mark Heppard

If you own rental property you may find the process of maintaining and running the property has grown untenable in the long run. Perhaps you're too far away from the company to give it the attention it needs, or you're unable to put a lot of time into rent collection and maintenance. Either way it is vital for you to find a reliable company to represent you and your best interests while looking after your investment.

There are four basic ways you can go about finding a trustworthy property management company. First, you can go with a personal referral. Talk to other successful real estate investors that you know and see who they recommend. Find out who they've had bad experiences with, too. You can get a very good feel for the landscape this way, even if you don't ultimately choose the same companies that the people in your network went with. For example, the referral you receive may not service the areas where your properties are located.

The second way you can go about this is to call the Michigan Association of Realtors. The MAR will be able to tell you what property managers service the area your property is located in. They may not be willing to offer recommendations for one over the other, but they'll have contact names, addresses, and phone numbers. Many realty offices offer full service real estate services and you'll find quite a few of them this way. When you call the realty office just ask for the property management division. There are, however, some dangers inherent in choosing a property management/realtor mix for your property.

The third way you can find a property manager is by using a simple Google search. The top listing on Google is All Property Management, and the Michigan link for that is http://www.allpropertymanagement.com/search/michigan-property-management-companies.html. This will give you a list of property managers as well as the ability to contact these managers for a quote.

The fourth way is to simply check your local paper or online newspaper. A search on MLive.com, for example, brings up several companies. Property management companies will often advertise here in the hopes of acquiring new business. Though this can be a rather hit and miss way of finding a good prospect to work with, you will at least be assured that an actively advertising company will have the ability to take on new business-namely, yours.

Tips on How to Stay Healthy When Traveling

By Angela Linton

No one wants to fall ill on a vacation, nevertheless, time and time again this is exactly what happens. However, we can do a few things that will be helpful in keeping it at bay.

Some of these things are:

Vaccinations

The first step is to make sure that you are up-to-date with your vaccinations. Secondly, find out if you need to be vaccine against any diseases before you enter the country that you are going to spend some time in. It is a good idea to look into this in about six weeks before leaving. This will give you enough time to get the shots and it will be more than enough time for it to start working before you leave.

Use Repellents

Malaria is transferred to human beings by the bite of a mosquito. Therefore, apart from taking the shot against it, you can use insects repellent. Additionally, wear long sleeve clothing in the evening and you can use a net around the bed when sleeping.

Wash Hands

Wash your hands very often with regular soap.

Drink Lots of Water

Drink a lot of water, especially if the location is humid. Additionally, make sure that the water is safe before drinking and if you are uncertain about it, boil it and allow to cool before drinking or, you can use bottle water.

Food

Only eat food that was prepared in a sanitary way and make sure that it is not half-cocked before eating.

Use Sun Blocks

Do not forget to use sun block and whenever your skin is exposed, it is a good idea to put some on.

Easily Become a Travel Agent For Huge Tax Write-Offs

By Debra Fortosis

How are most small business owners losing thousands of dollars every year? Eva Rosenberg, author of Small Business Taxes Made Easy notes, "Many small businesses are cheating themselves out of at least $2,000 to $3,000 worth of tax benefits a year by not knowing the deductions and credits available to them."

For travel agents, travel is a tax write-off -- whether to an industrial center or an island resort! If a purpose is to discuss business with other travelers, have business appointments, or to attend a business-related seminar, you go tax free. Travel agents may also deduct their travel if it is simply for the purpose of familiarizing themselves with a resort, ship, tour, etc. This means that almost any travel an agent does can be a tax write-off! It is helpful if prior to the trip you can substantiate prior planning for familiarization or for making business contacts. Your spouse's travel can even be deductible if the individual is part of your business or his or her presence is helpful in conducting your business.

Transportation expenses include all those costs incurred getting to and from your destination: airfare, vehicle, on-the-road expenses such as lodging, meals, laundry, dry cleaning, and others. For fees under $75 it is not necessary to keep receipts. For example, if while traveling you pay $20 for dry cleaning, the IRS does not demand a receipt. The only exception is for lodging. If you stay overnight, you must get a receipt for your payment. If you drive your car, 300 miles per day is allowable tax free.

For foreign travel, you can deduct all weekends and holidays that fall between business days and you can deduct on-the-road expenses for days in transit. In the case of cruise ships, you can claim it as a deduction if you can substantiate that you used the trip to familiarize yourself with this cruise package/ship.

First and foremost, whether you're in the travel business or some other, the IRS's primary requirement is that you legitimately treat your home business as a business -- not a hobby. That means regularly working your business. Hand out your business card, talk to people, all the time, everywhere you go about travel. Let them know you are a travel agent and would appreciate their business.

When you're out to lunch or dinner with other travel agents, prospects, or friends and you discuss "business", your meal is 50 percent tax deductible. Some try to also write off trips to the theater, opera, or sports events because they're "entertaining a possible client." Be careful with this one. Entertainment expenses are generally non-deductible. If you try to claim deductions for sporting events, gala or social nights, concerts or other similar functions you'd better be able to substantiate that you were dealing with possible customers. If you definitely discuss business matters with a client or possible client while at the event, this does open the door to a possible deduction.

Home to work travel is deductible in limited circumstances - for example, if you are engaged in itinerant work, but many independent travel agents have a home office. A home office deduction is available if a portion of your home is used as a principal place of business, you meet or deal with clients or customers, you use it to conduct administrative or management functions, or you store some sort of inventory or product samples. You should use your office at least three to four days per week or 10 to 12 hours per week. In regard to indirect business expenses, you can receive a deduction of approximately 12 to 16 percent based on the square footage or the number of rooms in your home. Home computers, fax machines, telephones, office supplies, and office furniture are tax deductible. But it's important to have your home office on business cards, have business visitors sign a logbook, keep a work-activity log for time spent, or be able to demonstrate work you have accomplished online from your home office.

It is wise to keep a separate "tax diary" of appointments, general transportation, meals, trips, business appointments, contacts. If the IRS ever questions your claims and you don't have receipts for everything, this tax diary will be of great assistance.

So what in heaven's name are you waiting for? If you love travel and have some time to travel, becoming a travel agent is a no-brainer. It is easy and inexpensive to become an agent and between hugely discounted trips and the tax write-offs, the savings can be almost unlimited.
