Why You Should Never Use a Store-Bought Lease to Rent Your Property

The biggest mistake of all, which is buying a store-bought lease or one free off the internet, is trying to modify that. I guarantee you that those leases are going to favor the tenant. This lease will favor you, the owner.

It's very important that you do not use a store-bought lease. This is one of the concepts I want to get across. We do not have a store-bought lease that has all kinds of protections and things in there for the tenant. This here has a lot of protections in there for you, the owner. I highly recommend either you use this lease or, if you have the funds, pay an attorney to help you out.

Plain Language Lease

Let's go through the lease page by page. I'll point out some of the key important items so you understand them. First and foremost is the title of it. In this case it's called The Pennsylvania Plain Language Apartment Lease. I would highly recommend that you use what's called a plain language lease. You could obviously change this to be your state.

If you're doing mostly houses, you would change it to 'House Lease' or just take 'Apartment' out and call it a 'Lease'.

Plain language is written so the average person can understand it. It's written by lawyers, but it's written in such a way that things are done in a fairly ordinary type of language. It's not a lot of legalese. It's not a lot of technical language that you've got to learn. Judges certainly like a plain language lease.

I highly recommend that you do that for two reasons:

1) Judges like plain language leases. It shows that you're trying to enhance or improve the communication process.

2) The tenants can read it easier and hopefully understand it easier. It should make your life easier if you use a plain language lease.

At the very top there is a disclaimer saying that this is a lease obligation. It's a written obligation. It's important that the tenant understands it and reads it carefully. It's not that important, but it's a disclaimer to say that the tenant didn't know what it was.

How to Certify Your Building As a LEED Green Building

The construction industry has developed guidelines for certification for the Green building friendly, offered through the U.S. Green Building Council. (USGBC) has a unique scoring system and method to score a building as Green qualified called "leadership in Energy and Environment Design. (LEED) has been considered the industry standard in defining the guidelines for developing high-performance, sustainable green buildings, these are currently voluntary.

LEED is still in the developmental stages so there are revisions and refinements on going, builders have to use their own knowledge of green building practices and then apply for certification through voluntary consensus by others who are in the process of setting the standards.

The LEED point system of categorizing the points which are taken in 6 areas.

1. Water conservation
2. Sustainable site
3. Energy and atmosphere
4. Indoor environmental quality
5. Energy and atmosphere
6. Green design innovations

The number of points earned by the builders guidelines above determine the certification levels of Silver, Gold and Platinum.

Apply for LEED status find an accredited professional at the USGBC website where you can find the forms to apply expect to pay anywhere from a few thousand dollars to as much as $10,000 for certification.

LEED is a good tool if you just want to know how to make your home more green even if you don't get the certification.

How to Plan Your Cruise Vacation

Cruising offers so many different options. Here is how to plan your cruise for maximum fun with the least amount of stress. Vacationing by sea is one of the most relaxing and enjoyable ways to travel, if you give it just a bit of forethought.

You must know the type of cruise that you want. For example is this a family vacation, a singles experience or a couples retreat? Are you looking for a lively crowd or something more deserved? It is a twenty something paradise.

Royal Carribean is geared to those of us in our thirties and forties. It is less hectic than Carnival while still giving you nightly shows, first class food, a spa area, shore excursions, pool side movies, and the ability to just sit back and relax.

Princess cruise lines is for a slightly older crowd. It is very quiet and relaxing. There is a spa area plus an area where you can go if you want complete serenity. The food is out of this world, especially at Sabatinis. You can choose to eat in one of the regular dining areas or the buffet for all inclusive meals, except for the wine, or you can pay an extra $25 in one of the upscale dining restaurants like Sabatinis and get unlimited portions of everything from pasta to Lobster. Seriously do not eat during the day if you are going to dine in Sabatinis you will not believe the amount of amazing food that they will serve you. The shows are splashy, and there is an onboard casino, I prefer to sit in the cafe area and watch the amazing performances of their pianist and jazz singers. They are phenomenal.

Crystal Cruise lines - this is where you go if you have a bit more money to spend and you want to visit exotic locations while being thoroughly pampered. This luxury cruise line has a higher staff to passenger ratio and they are dedicated to making sure that your requests and preferences are taken care of posthaste. The food is prepared by award winning chefs, the spa has treatments from around the world and the excursions are over the top, like hot air ballooning and horse drawn carraiges. This is one of the cruise lines that you would take if being absolutely pampered is at the top of your list.

Apartments in San Antonio

Importance of Installing Smoke Detectors

A smoke detector is a small device that sends off an alarm when it senses fire or smoke. Smoke detectors have been around since the sixties. The first single-station, battery-powered detector became available in the market in the 1970's. The ninety-three percent smoke detector usage in the US, could determine its importance not only on business and commercial establishments but also in our homes where we have children that need more protection.

There are two types of detectors: photoelectric and ionization. A photoelectric detector throws out a beam of light that when triggered by smoke will cause an audible alarm. Ionization units give air an electrical charge and whether it stays constant and if not, a probable fire may be eating up the oxygen air, thus the alarm goes off. Installing and having a smoke detector cuts your chance of dying on a fire at home. By proper and regular testing and maintenance, you can ensure of its working capacity and can alert you if fire breaks out.

A smoke detector has been regarded a necessary item to safeguard a home's inhabitants of fire and other potential dangers. It significantly helps lessen the fire hazards in your home and the community. A fire is a feared situation and nobody wants to lose a home because of failure to notice a fire brewing in the house.

Installing smoke detectors is a great help in your home. Always check on your smoke alarm and detector are in good working condition and if they have sufficient batteries. Most fires at home occur because it does not have an alarm that determines smoke and possible fire. Most deaths occurring in case of fire is caused by smoke and gas inhalation, which is toxic, harmful and spreads easily. Without a smoke detector or a smoke alarm, a smoke may go unnoticed especially during the night. The detectors shrill and loud warning sounds could rouse even a heavy sleeper and can escape before the fire gets worst.

It is important to install the smoke detectors in the different parts of your house such as the kitchen, bedrooms and outside of the house. Be careful not to put a smoke detector near a fireplace because it may give out false fire alarms, causing unnecessary stress and worry on your and your family. If you use only one detector, it is best to place it in the ceiling of the hallway outside the bedrooms. You can mount it in the middle of the ceiling or else on the wall three feet away from a corner and about four to six inches away from the ceiling. Avoid putting detectors near the kitchen stove and the bathroom shower. In the basement, it should be installed at the bottom of the stairwell.

Even if a smoke detector is a great help in determining a fire, make sure that you alert your family and all the people in your home. Safety is always the key and these detectors are just tools designed to alert and prepare for possible evacuation. Remember; always prioritize the safety of the lives of your loved ones first before you even attempt to salvage some of your precious belongings. These things can be replaced, but the loss of life can never be restored.

Why Get a Self Recording Hidden Camera?

A self recording hidden camera works through its own sensor. When this sensor picks up a signal, such as movement within its monitored area, or through a temperature change that could signal the presence of movement, the camera will start recording. This can be useful if you do not want to invest in a camera that records too many hours, and where only a small portion of them will be critical or useful. This is also useful if you want to save money on recording devices, or if you want to save recording space. You will not need a lot of recording space if your camera records only when it needs to, and only when something remarkable starts to happen.

Such a camera would be useful if you are watching over a space that has generally few temperature changes going on. Such a space might be a warehouse that is hardly ever visited, but that is used constantly for storage. This might also apply to a museum space, where you do not have people roaming at night, and where many of the exhibits are immobile. This is also applicable to archives or libraries, especially those that are storing important manuscripts that must be maintained at a single temperature lest they be destroyed. If any such invaders or thieves think about getting into these spaces and stealing the contents within, then the camera can pick up their movements and will not stop recording until temperatures and movements are still enough to be considered as meeting a pre-determined baseline.

You may also want to use such a camera if you have to leave your house for a long time and you are sure that no one is coming in. In general, self recording hidden cameras will work best for places that do not experience a large influx or efflux or temperature or movement. Constant movement could mislead the camera to recording when it is in fact simply picking up a blowing curtain, monitored staff members in the area, or a cat moving around. A change in temperature due to drastic air conditioning changes or even to a power outage; or even a change in lighting could push the camera to record. This might be a waste especially if a camera starts recording in low light and cannot handle the footage well enough to make it visible!

There is a big difference between what successful stock traders look for and what the average wannabe looks for. The average investor wants a hot stock tip that is going to go up 10,000% and make them a millionaire overnight.

They do not even think about their specific goal for 1 trade or even what they will do if they lose. On the other hand a successful trader takes 4 things into consideration.

1. What is my Profit Target

The first thing to ask yourself is how much do you actually think you will be able to make on the trade? This is where things like chart patterns can really help you out because they give you a general guide for what to look for.

2. Where do I cut My losses Short

The second thing a professional trader asks himself is where can I cut my losses short? Instead of waiting until they have lost a trade to figure out what to do they must ask themselves that question before hand.

This way they can avoid making rash last minute decisions while they are in the trade, when they are the most emotional. Deciding beforehand also lets you only take trades that give you a very small loss if you are wrong.

3. What Percentage of your Account is the Trade

Next a trader must determine how much of their account so they actually want to risk. The smaller the trade is the less of an impact it will have if you take a loss. Remember capitol preservation is the most important thing in trading.

4. Does it Follow my Rules

All professional traders have at least somewhat of a guideline on what makes a good trade and what doesn't. If it doesn't follow their rules then great traders tend to stay away from it.
