A Gourmet and Cultural Circuit From the Place De La Concorde to the Place De La Madeleine

By Mike Greaves

Start off from the Place de la Concorde, at the entrance of the 'Jardin des Tuileries'; from here you may admire the remarkable symmetry that links the Palais Royal to the Champs Elysées. On one side, the square opens up to the River Seine, while on the other it is encompassed by two monumental palaces, the Marine Ministry and the Hotel de Crillon on either side of the Rue Royale.

From the Jardin des Tuileries cross the Rue de Rivoli, leaving the square to your left and enter the Rue Royale. As you stroll down this elegant street you will notice the fashionable and luxury boutiques and exclusive museums. While strolling down the Rue Royale do not forget to visit the Fondation Ricard, a foundation for emerging artists; then pop into the Maison Ladurée for a hot chocolate and pastry, or otherwise stop for a coffee break at the Village Royal, this café is a real haven nestled in the bustling capital.

At the end of the Rue Royale stands the church of the Madeleine, which celebrates important religious rituals such as national funerals, and is one of the most photographed monuments in Paris due to its intricately rich architecture. The church stands imposingly on the Place de la Madeleine towering over the many onlookers, and as you stand in front of the monument you will notice the well-known Kiosque Théâtre on the right hand side.

The Place de la Madeleine is renowned for its legendary French gastronomic tradition, offering some of the most celebrated sites in France, such as the Lavinia, famous for its wines and the Castelanne for its chocolate. You can know begin your gourmet tour of the square starting from the excellent restaurant the Senderens, though make sure you do not miss the Pinacothèque, consecrated to all forms of art, where art exhibitions are always splendidly composed.

Take off from where you left your gourmet tour and admire the line of window shops exposing fine delicatessen of all kinds at the Fauchon, the Hédiard, the CaviarKaspia and the Maison de la Truffe, taste all sorts of exotic fruits, spices, teas and delicate pastries.

If you are more interested in the exclusive French fashion take a look at the Eres, at the corner of the square and the Rue Tronchet, where the trendiest swimwear can be found, the latest genuine fashion articles.

To end the circuit take the Rue Chaveau-Lagarde, at the corner of the Hériard and then onto the Boulevard Malesherbes that will lead you directly to the Place Saint-Augustin. Here in the square facing the church you can take a lunch break at another exclusive gastronomic site, the Le Carré, with a hushed and contemporary atmosphere offering a very original menu. Bon appétit!

Top Renovations When Refinancing Your House

Many Australians refinance their Brisbane home loans every year in order to perform various types of renovations. If you may be currently or in the future considering renovating your house, there are a few things that you should keep in mind to make it worth your while.

A number of Brisbane mortgage brokers will be more than happy to assist you in your endeavour, but having concrete plans in mind can make getting the best from your refinancing. In most cases, it is best to work with professional contractors; you are much likelier to get the most value from your refinance under such circumstances. Beyond who does the work, however, knowing what kind of work to have done is quite important. While having renovations done for purely aesthetic reasons can be nice, refinancing to renovate is best done for a handful of important cases.

Revamp Your Landscaping -

Whether it's a brand new deck or patio, pathways made out of gorgeous paving stones or professionally designed flower beds and water fountains; landscaping renovations can make a major difference in the appeal - and value - of your home. Many Brisbane financial brokers are more than amenable towards homeowners who wish to refinance in order to give their home's landscaping a face lift. In fact, you are much likelier to find great deals on such loans when you present them in the light of redesigning your home's landscaping in order to increase its overall value. Besides, having a stunning yard can make your overall property that much more appealing.

Making Wear, Tear And Structural Repairs -

One of the most costly issues facing Australian homeowners is wear, tear and structural repairs that have been left unattended over a period of time. When refinancing your home, taking care of any existing wear and tear damage should be one of your top priorities. Instead of spending that money on frivolous things that won't do you much good over the long run, repairing the unsightly and potentially disastrous problems associated with wear, tear and structural aging is one of the best ways to invest that money back into the continued upkeep of your home.

Instances of wear and tear include: Electrical, plumbing and any other areas of your property that are susceptible to aging over time. Structural repairs can include cracks as a result of your property shifting or any other damage that may be sustained through tree roots and other environmental concerns.

Keeping abreast of such problems can help keep your home as valuable as possible.

Maintaining Your Home's Roof -

Finally, roof repairs and replacements are great examples of using the money you receive via refinancing wisely. It may be the time to replace your roof if the current one is old and outdated; down the road, a new roof can make your home that much more attractive to potential buyers. Real estate agents love selling homes with newer roofs, because they tend to sell more quickly. It may be worthwhile to refinance and consider having a professional company to repair your roof in the event it is structurally sound, however is starting to display signs of wear and tear.

Brisbane home loans are taken out for a variety of reasons; many people get them in order to have much needed repairs and renovations performed on their home. The team at Brisbane Financial Services believe that experienced Brisbane mortgage brokers can guide you toward spending that money wisely, helping you avoid squandering it on foolish things.

Prairie Style Home Plans Renaissance

By Alice Lane

The characteristic low slung Prairie house floor plans style with its emphasis on open spaces was developed in the American Midwest by Frank Lloyd Wright, whose premise was that homes should serve people's real needs without being ostentatious or showy. Wright was reacting to the architectural excess of the Victorian architectural style, and he was deeply influenced by the nineteenth century Arts and Crafts movement. Whereas the typical Victorian style home had many little rooms, Wright's open Prairie style was a direct assault on this box-like thinking. Wright conceived that the entire ground floor should be one room, to create a flow within the house. The appearance of the outside of the house took its form from what was going on inside the house, rather than dictated it. This style is named "Prairie" from Wright's 1901 building plans published in A House in a Prairie Town. The style quickly caught on among other architects, especially in and around Chicago, and it inspired the America Foursquare style.

Distinguishing features of Prairie style home plans include the horizontal lines and orientation inspired by Japanese prints and architecture. The homes emphasize the flow of space through the house, and from inside to outside. Wright viewed homes as promoting family life, so Prairie homes were usually centered on the dining and living rooms. Prairie homes featured open, flowing space for entertaining. Wide views of the outdoors were obtained from rows of large windows placed together to form a glass wall. Wright favored organic patterns, such as the geometric patterns on window dividers which resembled wheat plants. Everything in a Prairie home was oriented horizontally, such as the bricks, the trim, and the cedar siding. Wright rejected the overwrought and frivolous Victoria style of decorating, so Prairie homes featured built in furniture, and simple and functional decoration. Another Wright hallmark is the use of simple materials and natural stains, in order to allow the wood's character to show through. Prairie homes featured flat, cantilevered roofs with large, straight overhangs - up to four feet wide.

The chief drawback of Prairie house plans is that Wright favored a living- or dining- area centered house, whereas most modern families prefer a kitchen-centered house. This means opening the kitchen area to the rest of the house, and designing the house around appliances. However, the original homes designed by Frank Lloyd Wright - of which there are several hundred around the U.S. - are extremely expensive to buy, and very few of them come onto the market in a given year. Most of the existing Prairie homes are located in the Midwest, where the style began, especially in Wisconsin and Illinois. The tradition is being carried on by the Taliesin School of Architecture in Wisconsin and Arizona.

Prairie style home plans are currently in a Renaissance due to the population shift to the sunny Southwest and West. Prairie house floor plans are ideal for indoor - outdoor living when the weather is balmy, and Prairie house plans are ecologically friendly. House Plans and More can provide you numerous options for Prairie Home Plans.

Marbella Property and the New PGOU

By Andrew Belles

At long last there may be light at the end of the tunnel for Marbella. The long anticipated Marbella PGOU (urban plan) might finally be approved in October. The latest version for Marbella plan, unlike previously announced by the Marbella town hall, was been approved without including illegal properties. It appears that the mayor, Ángeles Muñoz, decided on this course of action after the Junta de Andalucia confirmed that they would no accept any of the proposed modifications to include all existing illegal properties in Marbella within the new plan.

I think that after the latest confrontation between Marbella and the Junta de Andalucia, the Marbella town hall has decide to pick its battles and prevent another deadlock that would hold all development in Marbella.

The confrontation between Marbella and the Junta revolved around certain lived in properties currently deemed illegal. At this moment in time it appears there are 500 homes that could not be legalised through the new PGOU's compensation scheme.

Properties not included
The properties at the centre of the debate are around 500 homes that could not be legalised through the new PGOU's compensation scheme, which includes apartments in the Banana Beach complex, properties in Río Real and La Víbora and several homes next to the Río Verde.

For those not familiar with the compensation scheme, in return for the legalisation of the 16,500 (out of a total of approximately 18,000 properties) properties already built, the developers have been ordered to donate land for parks, schools, etc... (Basically for the public good).

The town hall will continue to work with the Andalusian Government to find a legal way of keeping the 500 homes on the plan; although once the PGOU has been finally approved the matter will be in the hands of the courts. And with the courts involved there will not be a general amnesty, but a look into the advantages and disadvantages of whether the individual properties should be demolished. But if you are an owner of one of these properties do not despair, you as the owner of the property have the right to take legal action to defend your interests. This should include having had the property built and occupied on the basis of licences granted by the Marbella town hall in the past.

It also appears that of the although properties in Jardines de la Costa in San Pedro appear as legal on the new PGOU, they seem to have been designated as part of the compensation land to be given by the developer. For this to happen the developer will have to buy back the properties.

Now we just need the Junta to give the final go ahead and life for many in Marbella should finally start to return to normal after waiting since 1986. Once the final approval is in place the stagnant Marbella property market should start to finally pick up.

Regards,

Andrew Belles

Gold Stock Earnings and the Effects of a Booming Gold Price

By Joel Uqagmire

When gold stock companies fail to meet analyst earnings, the share price usually drops and life moves on after investors reevaluate their investment decisions. This is the normal procedure for companies that seem to rely on the gold price as a main source of revenue. How then, one must ask, did Yamana report net earnings of $9.6 million, or $0.01 per share and not get its share price butchered. This is significantly lower than earnings of $42 million, or $0.06 per share, for the second quarter of 2008. Earnings represent a 77% drop!

The reason is simple: forecasts and unique conditions. Let us begin with the first reason of the future of the company. With a high gold price that seems to have no ceiling, the company's revenues are expected to be quite strong in the near future. Also, the company reported production of 289,574 gold equivalent ounces at cash costs of $387 per gold equivalent ounce. The company also mined 35.6 million pounds of copper at a cost of roughly $0.91 per pound. The quarter's production totals were lower than analyst expectations by about 30,000 gold ounces. In the next quarter Yamana will most likely make up for this downward bias in its production.

Unusual items can also plague companies, but indirectly tell a very different story about earnings. Some unusual items were present on the earnings report, such as foreign exchange losses, an unrealized loss on derivatives, stock compensation, certain revenue adjustments, tax expenses on foreign currency, and tax benefits from valuation allowances. There has been speculation in the gold industry that Yamana may soon be looking for a buyer. Their high presence of unusual items in this earnings report signals that this rumor may have some truth. If this is the case, Yamana shareholders will stand to gain with a booming gold price.

At the end of the day, we as investors must realize that no one can accurately predict the market. I have just given a hypothetical case study that shows how a negative earnings report can have a positive reaction from gold price and gold stock investors.

How to Determine the Right Handrails to Use

You may have noticed in the places you've been to the different issues concerning handrails. You may have complained in some instances that certain handrails you used were too big and hard to grasp. Or you may have observed the others to be too small you'd wonder if it is sturdy enough to protect you and the people who use it.

Handrails are supposed to provide comfort and security to people with physical disabilities especially those who cannot walk normally and the elderly. However, not all builders are perfect the reason for these problems.

In order to serve people, handrails should be installed properly. In other words, the right measurements have to be followed by builders and homeowners to assist and protect people in areas which are safety hazards.

In the home, handrails are a must in staircases as well as in balconies whether situated on the ground level or on an upper level. They can be installed together with railings or they can put up as it is on the wall, in the bathroom and toilet as well as on a bar counter. Handrails mounted in the toilet and bathroom are meant to help people keep their balance in case of slips and to prevent falls.

Depending on the type of people you're targeting to use it for, handrails can be installed in different ways and with varying measurements. For the elderly and disabled people, handrails should ideally be installed at a height of 0.85 meters and 0.95 meters from the floor level.

A second handrail can be added measuring 0.70 and 0.75 meters in height for people on wheelchairs. Additionally, a third handrail can be installed to benefit short people including children at a height of 0.60 meters.

Handrails can be made from various types of materials such as wood and metal. They can also be of different shapes such as circular and square or with several sides. If possible, these should allow people to grip it firmly and easily. Handrails with sharp edges should always be avoided.

For those that are mounted on the wall, there is a required distance. For smooth walls, the handrail should be between 40 mm and 50 mm while for rough and textured walls, the ideal distance is 60 mm.

An important consideration when installing wall-mounted handrails is that they should be of a different color from that of the wall. Using a contrasting color will make it easy for people to see the fixture. This is also very beneficial to people with problems in their vision.

Whether in homes or buildings, handrails should always be continuous. There should not be gaps in between except only when it's around the landing and when near the doorway. For stairs or ramps that measure more than three meters wide, it is vital to have a continuous handrail.

Keep these things in mind in order to install the right handrail with the proper measurements. If you're able to do this, you can rest assured that your loved ones will be safe in your home.

Property in Italy - The Market to Stabilize in 2010

The Italian property market is not an exception in the economic crisis that has hit the world and it is now facing a negative trend.

The picture has been taken by the intelligence company Nomisma that has presented their latest study "The Property Market in Italy 2009".

The report shows that residential sale volumes decreased by 15.1% in 2008 and the strongest decrease started last October, after the bankruptcy of Lehman Brothers. To be affected by the crisis are also the prices of properties for sale in Italy , although without the free fall which has been registered in the markets in Europe and in the US, that, for the first time after a decade, have decreased by 2.2% for new properties and 2.4% for resale properties. The fact that Italy there have never been a huge number of new developments as in other country such as Spain along with the fact that Italian families traditionally have a low level of personal debts helped the property values to hold the crisis much better than in any other countries. In fact, the 2008 negative trend is the first one since 1998.

Also the selling time has lengthened: in 2008 it took an average time of 6 to 7 months to sell a house and an average price discount of 12% for resale properties and 9% for new properties.

Nomisma expects the sale volumes to fall by another 8% to 10% during 2009, bringing prices of property in Italy down to 7% or 8%.

But within the general decrease of sale volumes there is an interesting +7% of buyers who decide not to go to a bank to get a mortgage but prefer to buy cash.

In fact, the report says, "the decrease of properties bought through mortgages has been much stronger than the general decrease of sale volumes: the number of people who don't buy a house through a mortgage grows significantly and goes from 50.6% in 2007 to 57.3% in 2008".

The negative trend of the market we are currently seeing is likely to be influenced by the strict rules adopted by the banks to finance the property buyers. In fact, in Italy, buying a home is still considered as one of the favorite form of investments, especially in turbulent times as the ones we are experiencing, when other form of investments are perceived as unsafe. This, along with the government's efforts to loose the bank's rules to distribute the credit to home buyers, will make the Italian property market to stabilize in 2010. Also the new package of incentives meant to relaunch the investments in housing developments and renovation is expected to boost the property sector, especially if it will be linked to the use of environmentally friendly materials and the installation of solar panel or any other system meant to reduce the environmental impact.

The fact that the prices of homes in Italy have hold better than in other countries, the government's efforts to kickstart the market, plus the fact that the global economy will see an upswing, likely in 2010 as said by the IMF, make the experts think that 2009 is a good time to invest in property in Italy.

Picture Perfect Real Estate Success

When most people think of home staging they think that it begins and ends inside the home, and that the primary use of staging a home is for open houses. That couldn't be further than the truth. What most people do not know is that home staging is crucial at the very beginning of the home selling process - when it comes to taking the sales photos of the property.

The power of a properly taken real estate photograph is huge, especially if your property is for sale by owner. A properly presented picture can entice prospective buyers to visit your home to learn more. You may think that anyone with a digital camera can prepare your sales photos, but unless you have an eye for home staging or proper presentation, you may want to leave it to the professionals, because what you do with the pictures that you take and how you take these pictures and whatever outcome it presents would surely make or break a making a quick sell.

Obviously when you take a picture of a room, it should be clean and tidy. Arranging furniture to showcase the room's highlights is important. Don't take photos on rainy days or at night because it is best to have as much natural light coming into the rooms as possible, otherwise the house may appear dreary and dark.

An excellent tip to flip a property fast is to take a few steps back when you're taking the photo. Rooms that appear larger in photos will attract buyers much faster than small, crowded rooms. Using a wide angled lens is another easy tip that allows the room to look much larger in a photograph.

Properly presented photos are an invaluable sales tool that you can use on your brochures, website, listings and any handouts that you give potential buyers after viewings.

Crawlspace Dryer Vent Mold Problems - Poor Ventilation Foundation Problems

the crawlspace isn't vented properly, you could find yourself having problems with mold, mildew and even termites as moisture continues to build up in these areas. Your crawlspace can become infested with mold if these problems aren't taking care of soon enough.

Here's how it all begins. There isn't enough air circulating through your crawlspace to remove any moisture that could be coming from your dryer vents or your home heating system. These pipes can stay warm for long periods of time while there being used. This becomes a problem as cold air in the crawlspace starts to circulate around the warmer dryer vent areas.

As the cold air and warm air start to hang around each other, moisture will form as the moist air starts to evaporate onto nearby floor joist, metal dryer vents and heating ducts. This moisture will absorb into the wood and roll off the metal in time.

Any moisture that hangs around the metal will slowly start to rust and the moisture that absorbs into the wood, can start to rot the wood, attract fungus and subterranean termites, and even create problems with mold.

How do you avoid this? How do you avoid mold and dry rot in your crawlspace or other poorly ventilated areas around your home?

You need to get more air circulating through these areas, if you live in dryer climates. This could require more foundation vents or even electric fans. Depending on your climate, you might need to relocate your dryer vents or even wrap them with insulation, to avoid future problems.

Check with your local building contractor or city building department before doing any home repairs like this. They could have some better advice than I have given you. The type of climate that you live in plays an important role with how you handle any crawlspace dryer vent problems.

Some building contractors are using alternative methods in moisture climates.
