Purging Putrescence From Your Property

If you're looking to sell your home or moving into a new one, one of the issues that might be troubling you is that of smells, odors, or just plain stenches. Usually when we live in an environment for a while we get used to the fragrance of it; but when we move to a new environment, the new aroma might be a little overwhelming and it just might make you sick.

There are many scents that can make a home seem unappealing to a prospective buyer or a new tenant. If a home stinks of pets, mildew, cooking, smoke, or teenagers' socks it will be far less inviting and can actually make you sick. To get rid of reeking residues, there are a number of strategies that you can utilise to banish them from your living space.

One of the biggest retainers of fetid fumes is carpeting; because it's on the floor it collects spills and pet accidents which can make for some pungent putrescence. To eliminate malodorous musk from the carpet fibres there are a few things you can do. Soda water on a fresh accident can help dilute the stain; press a towel into it to soak up as much of the liquid as possible.

Liberal amounts of baking soda sprinkled over the carpet will absorb most any reek; if the entire room is rancid, sprinkle it over the entire carpet and furniture. For best results leave the soda for a few hours or overnight before vacuuming it up.

For a whole room funk, bowls of vinegar or charcoal briquettes can help by absorbing the odor out of the air. Fabric soften sheets can also be helpful; place them in problem areas like under the liner in garbage cans, in your teenager's shoes, or under the kitchen sink.

Thorough vacuuming of all carpets and furniture will help as well as a good thorough steam cleaning of all the textiles including drapes if they can handle it. Have drapes dry-cleaned if they are of the more delicate type.

If you are suffering with the fragrance of a new home or new products in your home that may be out-gassing irritating fumes from plastics or adhesives, turn up your heat so that your house is warm and then open up all the windows to vent the resulting chemical stink.

We've known for years that smell is related to emotion and that if a home smells inviting it leaves a better impression on prospective buyers. The first step in making those kinds of positive impressions is to remove the unpleasant odors and then build some pleasant ones in their place. Studying the Effects of MDIA

There was a first law enacted in July 2008 before the Mortgage Disclosure Improvement Act or MDIA was created. The MDIA was a spin off of the first law and it came into effect on July 30, 2009. The Mortgage Disclosure Improvement Act was supposed to take effect not in July 2009 but in October 2009. The early implementation of the said law by the federal government came as a surprise to all professionals such as real estate agents, brokers, banks, lending institutions and borrowers as well. The dictates the closing time span with regards to the home loan.

Before this act was implemented, the normal process of applying for a loan starts out when the commercial bank or other lending firms gives out a good faith estimate or a truth in lending to the borrower. This process is done after the borrower has filled up the standard application form. The good faith estimate only takes about three working days to be sent out by the bank to the borrower. The new law, MDIA, on the other hand, cancels out the first one stating that instead of three days, the bank should send out the good faith estimate in a minimum of seven working days instead. Also, it dictates the bank to submit a disclosure to the borrower of not more than 0.125% of the annual percentage rate. If in case the banks feels the need to change the standard annual percentage rate, then is it liable to submit a re-disclosure, which in turn could be challenged by the borrower. To challenge the bank's action, the borrower would only have to go to the appropriate bureau so his or her concern can be taken cared of.

The MDIA affects both the lender and the borrower in this situation, but the effects vary depending on which side of the borrowing you are in. If you are one of the borrowers, bad news is that you cannot process a loan in as short as three days anymore. The era of having to go in the bank with the application in hand and coming out of it with a loan is over now. The banks are well guarded and in no mood to expedite any process making them incur any kind of losses. But, even if by law, the waiting period has increased, it can still be waived. An individual can still waive the seven days minimum waiting period if he or she is in a financial emergency. The person only needs to state the financial emergency in written from and sign it, then he or she will have to pass it to the bank for approval. Now, if you are a banker or a money lender, you have to be really careful in documentation especially the GFE itself. Error in the GFE, if found out after its submission, cannot be corrected anymore. What the bankers or lenders will do is to submit a re-disclosure prolonging the process even more.

This law was enacted for the protection of the borrower and the lender. The borrower is insulated from any increase in the annual percentage rate the bank might charge and the lender is protected from making hasty decisions by any of their employees regarding loan application.

Cellar Tanking - The Condensation Problem and How to Avoid it - Part Three

Humid air coming into contact with a cold impervious surface such as a typical waterproof membrane (tanking system) can cause liquid water to run down and create puddles on the floor. More absorbent materials such as fabrics and plasterboard may simply hold the moisture and provide an environment for mould and other microorganisms to grow.

If the liquid water is particularly voluminous, its damage is obvious, ruined building materials, décor, as well as carpets, furniture and treasures possessions and is visibly damaged. Black mould growing up walls, - often higher in the corners where the temperature is lower and the air circulation poorer is a clear visible sign that condensation is taking place.

More insidious are the microscopic processes. Many species of mould and bacteria can grow in moist conditions, invisible to the naked eye. These organisms and accelerate the destruction of paper and fabrics, so valuable books artwork documents and clothing can be ruined without even visible mould growth.

These same organisms are bad for our health, some can be pathogenic, others, particularly those that give off microscopic spores cause allergic reactions, then provide food for microscopic creatures (dust-mites) whos faecal pellets are so small they remain air-borne and we breathe them in, causing more allergic reactions and ill health.

And the damage is not limited to the cellar or the basement. Much of the air in upper levels of a house will actually come from the basement or cellar or crawl space. It rises by convection and brings with it whatever is airborne - fungal spores, dust mites, bacteria, all very bad for our health.

If you set a goal of 25% profit, stick to it, with at least a portion of your shares.

Another important gold investing tip to remember is, there is no profit or loss until you sell. It does you no good to watch your stock rise and then watch it go all the way back down without taking profits. Set your goals and stick with them. If the market is really running put a trailing stop on your position so that it triggers a sale automatically if it drops by the percentage that you have put in. If the stock continues up, the trailing stop follows it up and won't be triggered unless it drops that set percentage.

As far as gold investing tips for the physical coins or bullion the same rules apply, but right now I would put them on hold. Any coins or bullion that is purchased now should be held for the long haul because the price of gold is going to go much higher in the next couple of years. Brother's Bistro - Fallbrook, California - Meets San Francisco and New York

What delightful discovery for two foodies in a new town--lucky us.

We always ask the same question. "Where is the best food?" We rarely hear the reply the first time.

"What kind of food do you want, plain or fancy?" they usually ask.

Then we say "It does not matter,'' please tell us where to find the most delicious tastes in town". They told, we went and they were right!

As soon as we stepped trough the unassuming entrance we had that, "Ah Ha," this is it, we found it feeling! The owner, Ron, was there to greet us. Amy, our waitress recommended a charming table on the terrace in the outdoor garden by a fountain. Then we saw the menu. I felt as I were back, basking in San Francisco's food - lover's paradise.

On the menu was Cioppino, my all time favorite dish, IF it is prepared right. Maralyn loves salmon, especially if is fresh and served in a golden, flaky puff pastry. The chef topped it off by serving spinach, mushrooms, shallot and caper dill sauce, Wellington style. I ate mine and some of hers.

There were over a dozen other temptations, but we always go back to our first choice. We normally scan the wine list. Yet, we sensed that Ron, the owner, a former New Yorker, would give us the best pairing advice. It was the perfect pinot noir and Chianti marriage with food. In fact it was ALL perfect. We food writers rarely use the word perfect.

Ron's and Dee's special twist on the traditional Italian salad caprese sent us over the moon to swoon out loud. Was it the capers, the vibrant color, or the fresh mozzarella? We do not know. I know I would fly and then drive seven hours again to taste it.

It only got better when our entrees, steaming hot and beautifully presented at the exact right moment appeared. We were so enthusiastic that a lady from a nearby table who was having an appetizer came over to ask what we were having. We insisted she taste. She stayed and had another. I heard her make a reservation for next week for four.

Brother's Bistro is that kind of place. It is serene, yet with the pleasant buzz of happy, friendly diners. The owner appears at each table, then grabs a wine and chats after the meal. The wait staff takes photos. The patrons, friends and strangers, table hop, or sit quietly in the corner of the romantic setting.

Of course it is all about the food. My authentic cioppino topped any from the old San Francisco days. Dee used the freshest shellfish and fish brought in that afternoon from off the boat in near-by Oceanside. It was her sauce combination of rich tomato and red wine broth that I cannot duplicate. This dish would have been good out of a plastic cup, but it was served in an individual copper paella pan, keeping it hot, juicy and beautiful.

Besides being restaurant reviewers and food writers, we are both culinary judges. For once, we were not on assignment, so we are writing from our hearts and stomachs. After enjoying this exceptional evening, we were not surprised to discover Brother's Bistro had recently won the Sterling Silver SCEPTRE award for the Italian Division from the Southern California Restaurant Writers Association.

SARSEP Benefits

This special retirement plan is rightly suited for retirees and the aged Americans. The plan is also referred to as the Salary Reduction Simplified Employee Pension Plan and at times becomes a good alternative for the 401(k) plan.
 
How can you contribute to SARSEP?
 
For being covered under the SARSEP plans, you need to make contributions which should not exceed 25% of the compensation of the employees. In most cases, the contributions that are being made by the employee need to be somewhat similar to the salary reduction agreements. It should not exceed around 16,500 for the year 2009.
 
One is also entitled to the catch up contributions if he or she is more than 50 years of age. The maximum amount that one can give for the catch up contributions is $5,500 for the year 2009.
 
You can also use the SARSEP plan for making the IRA contributions on an annual basis. For the year 2009, the maximum limit for the IRA contributions is $5,000.
 
What are the tax benefits of SARSEP?
 
Both the employers and employees who are covered under the SARSEP retirement plan are entitled to a number of tax benefits. Some of them are:
 
• Be being covered under the plan, one can make pre-tax contributions which is made in the form of salary reductions.
• The cost of maintaining the accounts is pretty low unlike the other retirement plans.
• If you make investments into the SARSEP plan, the money is tax deferred unless and until you withdraw it from the account. Taxes are applicable only after withdrawal.
 
Other features
 
The SARSEP Plan is very much applicable for companies which have 25 or less employees. The contributions that you make are pre taxed. However, if one already has a SARSEP , he or she is not allowed to make another SARSEP plan. A good advantage of the SARSEP plan is that it allows the employees to reduce the new income for the present year through contributions.
 
Like most retirement plans, you need to be of 59 ½ or more to withdraw the money from the SARSEP account. The IRS will impose 10% penalty if one withdraws the money before the said age. Employees who are covered under the plan should get a detailed notification of the terms and features. The notice should be easily understood and in simple words.

How to Make Your Own Paint Tray Liners and Save the Environment

I have seen paint tray liners at my local paint supply stores and home improvement centers, but I've never seen anything like this. It's simple and easy to understand. Isn't that what most people really want out of life, something that's easy and can be done quickly and can save us money?

The idea is simple; simply use aluminum foil to cover your existing metal paint tray with. When you're done, you can remove the aluminum foil and throw it away. There won't be any cleaning if the paint tray was lined correctly and you will be saving the environment from paint waste that will be seeping through your soil or down the drains.

When you're cleaning out any paint rollers or trays, make sure that you don't use your kitchen or bathroom sinks. This paint filled water will work its way towards the ocean and eventually we could end up with environmental problems.

These aluminum paint tray liners seem to work perfectly for solving the problems of the future. Aluminum is inexpensive and works good for making custom paint tray liners. I don't know what else you can ask for, or if anything could be any simpler than this, but I hope that you can't pass this advice along to anyone who is interested in saving money and helping the environment.

Factors Behind Modern Housing-Making - Plans For a Modern Home

Like everything else, house plans have evolved with the times. Gone are the days when building construction plans included labyrinthine corridors, domes, arches and carved pillars, when thick walls were necessary support to erect anything beyond the ground floor and filigree work over the veranda was considered indispensable.
 
Factors behind modern housing:
 
There are several factors that have driven the change to a modern system of architecture. The first of course, is the impact of modernity as a cultural movement. This movement, which has its founts in rebellion against the traditional during the later half of the nineteenth century, affected everything from poetry and literature to architecture and building construction plans.
 
The shift to a modern system of architecture is best captured by Ayn Rand's famous book The Fountainhead. The book lays down the salient features of modern architecture though its emphasis on underlying construction plans of the building rather than the superstructure. The impact of modernity in this sense is essentially the impact of and ideology; people's perception of how modern house plans should be made, changed.
 
But at the same time, much of this change was made practically possible by technological innovations. Stronger materials made thinner walls possible. The use of steel beams made arches redundant as supporting structures. The development of glass that was tough and hard to break led to its widespread use in construction; and so on.
 
Modern house plans take advantage of this innovation to save space and create clean uncluttered spaces.
 
To these two, let me add a third factor that led to the adoption of modern techniques in house plans: the modern lifestyle.
 
Just as industrial revolution made black suits fashionable, similarly, fast paced, high stress, modern lifestyles have resulted in minimal, no frills building construction plans, the use of soft and soothing colors in the interiors, and the use of simple geometric shapes in modern house plans.
 
The impact on design:
 
If you look at some of the iconic modern structures, their common features would become clear.
 
(a) An emphasis on simple geometrical shapes in building construction plans.
(b) The materials used are all man made, they do not occur freely in nature. For example steel is an amalgam of iron, carbon, tin and some other materials.
