Installation of a photovoltaic (PV) or solar energy system can be a complex and expensive process so getting it right every step of the way is important. Arguably one of the most important parts of this process is the solar site analysis. This undertaking in turn consists of several important elements that must be taken into consideration if the PV installation is going to be done correctly. The end result should be that your solar arrays are able get maximum exposure throughout the year.

MAXIMUM SOLAR RADIATION

Insulation is the term used to describe solar radiation striking a surface. Atmospheric conditions, the earths tilt and distance from the sun decide how much solar radiation is received at a particular place and time. Once you have your site data and a good idea of where your arrays will be facing you can finish up the site analysis and decide on placement. Shade of course is going to be a negative for your PV system and even a small amount will have adverse effects so finding a spot free of shade is really important. Trees, buildings, poles and other structures can cause shading. The optimum time for solar collection is 9AM to 3PM and you'll want to keep your arrays shade free during this time period at the minimum. During winter it can be a bigger problem because the sun is low in the sky resulting in longer shadows. December 21st should be used to test for the worst shading in northern hemispheres. Besides long term observation which is often times not practical or possible another way of determining a site for obstacles would be a sun chart. These can help you figure out the suns position at any time during the year and determine if shading will be a problem.

Small Town Life in Woodstock, Oxfordshire

Small town life in Woodstock, Oxfordshire is filled with scenic beauty and a historical and cultural significance. It is home to Blenheim Palace, the birthplace and ancestral home of Sir Winston Churchill. Because of the historical importance of the structure, it's been designated by the United Nations as a World Heritage Site. This town of only 3,000 people is conveniently located about 73 miles west-northwest of London proper.

The town is filled with history. Edward, Prince of Wales, also known later in life as The Black Prince, was born in Woodstock in June of 1330. It was also here where Elizabeth I, probably one of the most historically significant female monarchs in English history, was kept as a prisoner for a time. As a young princess, she was confined to the gatehouse of the Woodstock Manor. The main building itself was considered too run-down a place to keep her.

Woodstock as a name goes back to the Anglo Saxon era. The town also gained its market in 1179, when a royal charter was granted. For much of its past, the town's main source of income came from the making of gloves. Today, its main industry is of course tourism.

Blenheim Palace is the main draw for tourists from all over the United Kingdom and many other parts of the world. It is a fine example of what's called Italo-Corinthian style. Historically, its construction was paid for out of the nation's own treasury. It was given to the first Duke of Marlborough, John Churchill, for his victories over the French and the Bavarians at Blenheim in 1704.

The southeastern England county of Oxfordshire boasts a population of around 635,000 people. Formed in the early years of the 10th century, it is most famous for the University of Oxford, in Oxford. This university is acclaimed as the oldest of its type in the English-speaking world. Woodstock and the county of Oxfordshire offer much in the way of diverting sightseeing and recreation opportunities. Anybody traveling through this part of England will be sure to have a pleasant time.

The upcoming 18 hole golf course at Nedumbassery can be positive step taken in the view of developing golf in Kerala. The Nedumbassery golf course is a combine venture of the Kerala government tourism board and some private organizations. For many years Kerala has been a favorite spot for international tourists.

Now tourist can see Kerala as a golfing destination, they can enjoy golfing along with spending vacation in the beautiful places of Kerala. But it would take time for the course to be built completely. The golf course will have excellent infrastructure with all latest facilities to provide training for beginners as well as for experts.

Garage Door Safety - Fifteen Simple Steps to Protect Your Family

Accidents involving garage doors and automatic openers in homes injure people and damage property every year. Garage doors are the largest and heaviest moving part in a home. Wood doors can weigh over 400 pounds and metal ones can exceed 100 pounds. Investing a few minutes to inspect these components at least once every year, or as recommended by the manufacturer, can help avoid tragic and costly accidents.

These procedures apply to sectional garage doors, the most common type. For doors without openers, ignore the opener related procedures. Consult the manufacturer's instructions for your door and opener. These instructions usually have diagrams that identify parts you should inspect and describe what to do if there is a problem.

1. Disconnect the opener emergency release, WITH THE DOOR CLOSED. If the spring is improperly adjusted, the door could come crashing down if you disconnect the opener with the door open.

2. Observe the door hardware including the hinges, rollers, cables, cable drums, nuts and bolts, the bottom door seal and any side seals. Nuts and bolts should be tight. Moving parts should move freely. If an opener is used, disconnect all ropes from the door to avoid injuring someone when it is operated.

3. Check the door tracks for damage and mechanical stability. The tracks should be firmly attached to the framing. The points where the tracks attach to the ceiling should have a lateral brace to keep the tracks from spreading and allowing the door to fall off the tracks.

4. Observe the torsion spring, if any, above the center of the door. It should be firmly attached to the framing. NEVER attempt to adjust or otherwise tamper with the torsion spring. Serious injury or death could result if the tension were improperly released.

5. Test the door lock. If you have an opener, disable the door lock to avoid damaging the door or opener if the opener is operated while the door is locked. If there is no opener, the lock should operate properly.

6. Operate the door manually. It should open and close freely without binding on the tracks and without requiring unusual force.

7. Open the door about 1/2 way, and then open the door completely. It should remain in each position unassisted. If it does not, have a trained technician adjust the spring(s). Improperly adjusted springs are a safety hazard and increase strain on the door opener.

8. Reconnect the opener emergency release.

9. Observe the attachment of the opener motor to the ceiling and the opener drive rail to the framing. Both should be firmly attached.

10. Observe the opener operating controls and safety systems. The controls (button and external remote control) should be at least five feet above the floor (so small children cannot reach them), and they should be within sight of the door. The reversing sensors should be no more than six inches above the floor at each side of the door. The emergency release cord should be attached to the trolley disconnect and hang no lower than 6 feet above the floor.

11. Observe the opener electrical connection, usually at the garage ceiling. The connection should either be permanently connected to the electrical connection or it should be connected to a grounded 3 wire receptacle. Extension cords, frayed wires, and spliced wires violate manufacturer's instructions and are a safety hazard.

12. Observe the opener operation. The door should fully open and close. Operation should not include unusual sounds. If the opener uses a chain drive, the chain should usually be about 1/2" above the rail when the door is open. The opener light should turn on.

13. Test the opener pressure reverse system. Place a 2x4 flat under the center of the door and allow the door to close. It should reverse on contact with the 2x4. If it does not reverse, adjust the opener according to manufacturer's instructions.

14. Test the opener reversing sensors. Interrupt the beam between the sensors while the door is closing. The door should reverse direction and open.

15. Lubricate the door and the automatic opener according to manufacturer's instructions.

These procedures take only a few minutes per door. Following them will help your garage door and opener last longer and will help prevent injury or property damage.

Valuable Strategies For Creating Systems For Your Home Staging Business

In speaking with a lot of Home Stagers who are struggling to really get their businesses going, what's missing is not talent, design skills, or a passion for what they do. The root of the problem is not having a strong foundation from which their business can grow and that foundation can be found in creating systems. Every business can attribute their success or lack thereof to having systems.

Systems are what allow everything to function properly - it's how we get water to our homes, it's how hundreds of planes can be in the air at the same time, and trains can travel across the country without smashing into each other, and it's how large and small businesses function with thousands or employees or with just one or two. It's an outline of how we do things and how we let people know how we do things.

Think back to when you started employment with a previous company. During orientation, you were probably presented with an Employee Manual. This Employee Manual outlined all the dos and don'ts, company policies, dress codes, an outline of company holidays, pay schedules, etc.

Companies create these Standard Operating Procedures as a tool for organizing their business. It is the blueprint of how the business should be run.

Well, this is no different in a Home Staging business, but unfortunately, most do not have systems in place and therein lays the problem. As we all know, "winging it" only takes you so far.

The operations manual for my staging business was born out of necessity and eventually as a means for training my staging team. I knew that in order for my business to grow, I would need a team to work with, but that also meant that my team would also need to work independent of me.

It would not be efficient to have a team, but also need to baby-sit them throughout the day. So, I broke down every step I took in the staging process and created a system to communicate my instructions, ideas and plans for each project so that they can execute and complete the project without my having to oversee the entire process.

I was able to do that through checklists and other communications. As a side benefit, this operations manual also becomes an ideal training manual for new employees and a great way to ensure consistency from your team on each project.

The trouble is, by the time most business people realize they need to systematize their businesses, they're so deep into their businesses that finding the time to create and implement these systems seems downright impossible.

Implement these tips to help you get started:

1. Block out some time to sit and think about everything you do in your business, from the moment you answer the phone to what you do after you destage a property and write those down.

2. Break each event into steps, i.e. incoming calls - what questions do callers usually ask? How do you answer the questions? What information do you need from them?

3. Think about things that you've forgotten or you've seen fall through the cracks - it's okay, it happens to everyone - you just need to identify what those are.

4. Now, create forms and checklists which include all the steps you take for each of those areas.

5. On your next few projects, take these forms and checklists you've created and follow them religiously (have your team do the same if you have a team).

6. As you use these forms and checklists, add, change, modify, and refine as needed.

7. Lastly, put together a binder that comes from the forms and checklists that you have created in the previous steps. This will outline how you run every aspect of your business.

Congratulations, you now have your own company operations manual!

Ultimately, the key to success is to PUT IT INTO ACTION and FOLLOW IT. Don't go through this exercise and then ignore it.

Trust me, you will feel more organized, confident, and this will translate to more credibility and professionalism in the eyes of your clients and prospects.

Timeshare Beware - Why You Should Not Buy a Timeshare

Owning a timeshare can be an ideal way for you and your family to bond and have fun together especially on holidays or on a summer vacation. A week a year using your timeshare can give you a great deal of experiencing a slice of heaven here on earth. However, what if this paradise you thought is going to turn into a financial purgatory in the long run?

A lot of people are enticed with timeshare promotions. In fact, they claim they have fallen in love with the offers. But as love can make one blinded from the truth, timeshare owners are often deceived by the beauty of the resort not minding the flaws that comes with it. Now, let me cite you these flaws to help you in your purchasing decision.

1.Increasing Maintenance fees. Over 4.8 million people have wonderful vacation retreats yet why do so many want to get rid of their timeshares? Well, the arising timeshare complaint is all about the hefty maintenance fees that are increasing year after year. Aside from these maintenance fees, special assessment fees can poach thousands of dollars from the owner's pocketbook.

2.Lifetime Contracts. Along with the hefty fees are contracts that many times require a lifetime commitment from the timeshare owners. What does this mean? Continuous financial liability. Do you know anyone who'd like to pay for something forever? Moreover, if they do not pay, their past due fees will be subject to corresponding penalties. These lifetime contracts do not end even if the owner passes away because these deeded contracts are inherited by their children and grandchildren including the financial liability.

3.Governing Documents are subject to change. Timeshare developers have governing documents that can change in the sole discretion of the developers, allowing them to add, delete or modify the terms and conditions without even asking the approval of the owners.

4.Hard Time in Scheduling. If owners plan to use their timeshare, they should book up to 2 years in advance before their planned date of visit. Too often, even they have booked two years ahead, they still are not able to use them. Truth of this matter is that resorts don't have financial incentive to accommodate owners as they concentrate on bringing more potential buyers and selling them timeshare intervals.

Now, from increasing maintenance fees to lifetime contracts, governing documents you don't have any authority over plus having a hard time in scheduling your visit, would you still opt to buy a timeshare?
There are already many timeshare owners of the 4.8 million that are jaded and have been trying to get rid of their timeshares. Why would you add yourself to that list?"

Getting the Most From Your Lumber With a Firewood Rack

Getting wood from the trees into your firewood racks may seem like a chore, but the benefits associated with using firewood are highly desirable. A cozy fire during those cold winter nights can provide a homey feel and cut down tremendously on your gas bill. If your home has a fireplace or chimney, you may want to consider using this widely available resource.

Firewood can be bought from the many commercial wood suppliers out there. The key to good firewood is how well seasoned it is, or how dry it is. Even if the wood is bought, it does not matter how long the supplier said it has been seasoned, as it could have been stored in bad conditions. If wood has not been stored in firewood racks and just thrown on the ground in a pile, this will lead to moisture retention.

Cutting your own wood is also a good option for your firewood. Whether you bought wood from your supplier or cut it from your back yard, it should first be cut to the length of your fireplace. In general, it is a good rule of thumb to cut it about three inches shorter than the fireplace's width or length. The wood then needs to be split to the right size. The size to split the wood depends on the cross sectional dimension of your stove, furnace or fireplace. This is usually in the range of three to seven inches.

After the wood has been cut and split, it needs to be dried before use. The most common solution for drying out wood is by using firewood racks to store and season the wood. Once wood has been split, wood needs to be stacked in a firewood rack so that air is allowed to circulate between each cord. Many firewood racks also come with vinyl coverings that can cover just the top few layers of the wood in rain or snow during seasoning. Once the wood is seasoned, the rack may be covered with a full vinyl covering during the fall and winter.

Wood must be fully seasoned in the firewood racks before being fully covered or used. If the wood is still wet or unseasoned it will lead to mold and fungus growth. Mold can then infest the home if it is bought inside. Wet wood will also use more heat to cook out the moisture, providing less heat. The moisture being cooked out also creates more smoke which can clog chimneys and back draft into the home.

If wood is stacked in the firewood racks in neatly spaced rows, it typically takes about six months for it to dry. Wood with a moisture content of around fifteen to twenty percent is ideal, and this can be measured with a wood moisture meter. The wood may need longer to dry if you live in a wet climate, and different types of wood can take longer to dry than others. Just make sure the wood is cut and split well and that it is given the right amount of time to season. Once the wood is seasoned, it is ready for use to heat your home.

Find Timeless Beauty at Winchcombe, Gloucestershire

Cotswold villages are truly spectacular to see, and Winchcome is one of these little gems. It is a place of timeless, unspoiled beauty set amongst a mixture of medieval architecture, tea shops, butchers, bakers, green grocers and cosy stone cottages. It is an ideal base to make if you plan to enjoy some walking in the Cotswolds, and this village justifiably claims more than a thousand years of occupation.

The church of St. Peter in Winchcombe is protected by a collection of gargoyles and it is said that Lewis Carroll modeled his Mad Hatter from Alice in Wonderland on these. It has rather wickedly been suggested that each of these gargoyles represents a local character from the 1460's.

A 9th century commemoration to a martyr can be found at nearby St. Kenelm's Well. So the legend goes, the Boy King, Kenelm was murdered by his power hungry sister. When the men who bore his coffin set it down to rest, a spring gushed out of the ground where the coffin lay. The waters at Kenelm's Well are said to have the ability to heal. However this legend has been shot full of holes and was more than likely made up by monks to attract pilgrims, and their money to the site.

The ruins of Hailes Abbey can be found just a mile from this village. This abbey claimed to be the protector of a vial of the blood of Christ and was a popular place for pilgrims to visit before the dissolution. This vial of blood was later revealed to be a mixture of saffron and honey. A hotel was built at Hailes Abbey to put-up the more wealthy visitors, it has changed a great deal, but The George Hotel is still there.

One of the most popular attractions in Winchcombe is Sudley Castle. It was the last home in which Catherine Parr lived after Henry VIII died. A matter of weeks after his death this surviving Queen married Sir Thomas Seymour. It is said that she found him making advances on her daughter Elizabeth I (who was then still Princess Elizabeth), so she fled to live in Sudely Castle. Not long after she arrived she died in childbirth. She is buried in the chapel and it contains many mementoes associated with her.

Last week when I happened to see the amazing light works and artistic creations over the bend of my city's Downtown, I was truly amazed. The amount of growth and progress that the electricians acumen has exhibited over the city works in some recent months is totally worth heaps of praise.

Just after that, I happened to read about the interesting innovation that has been marking cable lights of late. These guys are planning mobile lights that create marvelous light illusions. The one that creates optical blue sea waves on light fields on the top of a building gives the feel of a gigantic seabed.

Places of Interest in Uttoxeter, Staffordshire

Uttoxeter is a market town of about 12,000 souls in the eastern part of land-locked Staffordshire County, in the West-Midlands region. The current population is approximately 12,000, but rising rapidly thanks to new housing developments in the area.

In 2008 Uttoxeter celebrated the 700th anniversary the day in 1308 when it was awarded a Market Charter. The charter was preceded by a general Royal Charter that the received in 1252. On Saturdays, Wednesdays and most holidays the charter is exercised.

Since 2005 Uttoxeter has been home to the Flourish Festival, which celebrates the arts of the region. The 2005 inaugural Flourish Festival, focused on local visual artists and crafts, was a resounding success - so much so that the event was expanded to include music and drama in 2006. In 2007 a food portion was added.

The 2007 Flourish Festival saw professional and amateur musical acts and theatre productions generate the largest crowd yet. In fact, crowds were so large and the event so complex that the organizers, feeling the festival was growing too fast too quickly, toned down the 2008 Flourish Festival back to re-focus on local artists. The 2009 edition of the Flourish Festival runs from June 20th to the 27th. It will again be focused on local artists in the visual arts, music, drama and dance.

Uttoxeter is also home to Uttoxeter Racecourse, a National Hunt course of about a mile and a quarter circumference. A left hand oval, the Uttoxeter Racecourse has an atypical right twist in the back straight. The facility is within walking distance of the town centre. Uttoxeter Racecourse is known for staging events year round in what is traditionally a winter sport. It is the site of the Midlands Grand National, held in late March, and the Summer National, held every July. Both races of over four miles distance.

Covered Call Writing - You Just Need to Hit the Side of the Barn

I had an interesting conversation with my Dad today about trading. He started trading grain futures at the Mid-America Exchange (MIDAM) back in the early 1990's after he sold his machine shop and took an early retirement. Eurodollars, Sugar, Soybeans, Corn. You name it, he's traded it. But I keep telling him that with futures contracts you have to be precise. Either it goes up and you make money; or it goes down and you lose money. It's just that simple.

But using options, especially covered call writing, I tell him, "Dad, you can be wrong and still make money. You can buy a stock like Nucor or IBM, or a futures contract like gold or soybeans and if you sell an "at-the-money" or an "in-the-money" call option against the trade, the odds are still in your favor to make money. If it goes down a little you still make money; if it goes up you make money; if it stays exactly the same you make money. You just have to be able to hit the side of a barn". Once you make the switch from being a stock or option buyer to becoming an option seller, it's like moving from one side of the blackjack table to the other. You become the casino house rather than a "mark" sitting at the table placing a bet. Frankly, I think it's easier to make money using covered calls that it is sitting at a blackjack or craps table. But it's not as exciting and you're certainly not going to hit the "big one" initiating covered call writes. But the odds are certainly in your favor.

Each casino game has a pre-determined mathematical edge the house relies on to gain an advantage over their customers. The casino gets hurt when too many people hit the jackpot or when someone is counting cards and gains an unfair advantage against the house. Maybe it's a magnetic pinky ring to induce the slot machine to pay out more often on a each pull of the one-armed bandit. Casinos are like insurance companies too. They earn a lot of money collecting premiums. (wagers) Insurance companies get hurt when too many hurricanes or wildfires hit an area and they have to compensate the policy holders. Your monthly premium is an asset to them. When they pay a claim, it's a liability. If the assets are greater than liabilities it's a profitable game. I've been paying home owners insurance for 23 years and have never made a claim. So it is with covered call writing, you never hit a jackpot but rather you collect a statistical "edge".

Month after month; year after year; up market or down; on average it's 1 ½% to 3% a month per stock or ETF according to the Chicago Board Options Exchange. Slow and steady wins the race. Once in a while we'll have a tornado hit our accounts like we witnessed over the last 12 months. But the accounts that sold call options are in much better shape than those that didn't, therefore our accounts will recover sooner rather than later.

As an FYI, every covered write I initiated in my personal accounts which had an expiration date of May 16th, 2009 was successfully closed out or assigned today. This means I: received the full rate-of-return anticipated, minus commissions and fees, gave the stock back to the call buyer which is fine with me and I am sitting on some extra cash, ready for re-investment.

Charleston South Carolina - Golf Vacation Detour Not to Be Missed - The Hunley Submarine

Charleston, South Carolina is known for many things: warm weather, friendly locals, beautiful beaches, great golf, fantastic food. But one thing Charleston, SC is probably best known for is its rich history. Whether you are visiting the Lowcountry on a golf vacation, family beach vacation, the Southeast Wildlife Exposition, Spoleto Festival or for any other reason; do yourself a favor and take a day to enjoy a guided or self-guided historical tour of Charleston.

Living in the area myself, I often neglect to take my own advice. But when friends come to town, I do find myself in the position of both tour guide and tourist. I enjoy showing off my great city but even more I enjoy renewing my love of Charleston and all it offers. On a recent visit, some friends asked me to take them to view the Hunley submarine. Since I'd never seen this piece of Charleston history, I welcomed the idea.

Most of the time when people want to tour the area, they focus their attention on the Charleston peninsula. And who can blame them? The downtown area is home to the Slave Market, the Battery, Rainbow Row, tours to Fort Sumter, guided carriage tours and of course was one of the first cities in the United States. But now, and especially for you Civil War and Naval history buffs, I have a suggestion. Venture to North Charleston and the Old Navy Base and take in a tour of the H. L. Hunley submarine.

For those of you who have not heard of this sub, here is a brief history quoted from the Friends of the Hunley website. "On the night of February 17, 1864...the Hunley rammed her spar torpedo into the hull of the Housatonic. She then surfaced long enough for her crew to signal their comrades on the shore of Sullivan's Island with a blue magnesium light,(or lantern) indicating a successful mission. The shore crew stoked their signal fires and anxiously awaited the Hunley's safe return. But minutes after her historic achievement, the Hunleyand all hands onboard vanished into the sea without a trace."

The H.L. Hunley has since been found, raised from the depths and now resides in both a museum and laboratory setting in North Charleston, South Carolina. You can visit the Hunley submarine on Saturdays and Sundays where you can enjoy interactive exhibits, watch films, look at artifacts and go on a guided tour where you can view the submarine as it rests submerged in a 90,000 gallon tank.

This off-the-beaten path history lesson is definitely one of the things to see and do in Charleston on your next golf vacation or trip to the Charleston, SC. The museum is in an indoor setting so if your time on the golf course or beach is cut short, you now have no excuse not to take in a tour of the Hunley submarine.

Aluminum Frames Vs PVC Or Wood - Are They Worth the Extra Cost?

Having lived with all three types of windows and patio doors in the past three years, I feel that I am an 'expert user' when it comes to opening and closing in each medium: wood, pvc and aluminium.

First, the novice's choice: wood. It looks great, feels warm, can be stained a medium or dark shade or painted any colour of the spectrum. It's an age-old medium so what can go wrong? The main problems are humidity and strong sunlight.

There are varying qualities of wood on offer, depending on your budget. A moderately-priced pair of French doors on a south-facing house wall suffered a degree of warping, creating gaps that had to be plugged each winter in an attempt to keep the cold draughts at bay whereas, in warmer damp circumstances, the door had to be forcibly pushed and pulled back into its aperture.

Two good summers and the four coats of varnish had virtually vapourised, revealing cracking wood that needed nourishing and protecting from the next couple of years' weather.

Second, the double-glazing salesman's special offer: PVC. Overpriced by a couple of well-known companies who then discount by 50% if you hesitate, PVC is also available in varying qualities. At the higher end of the market, the frames are often reinforced with metal.

Generally with more features than wooden doors and windows, PVC should not require much more than a quick wipe with a damp cloth for the first few years and its looks are therefore easier to maintain. We have some PVC French Doors from the lower price range. As value for money, they are quite good but an element of trust is lacking in terms of defence against determined intruders. They feel floppy and flimsy when opening and closing and there's a knack to locking and unlocking them successfully. We have older PVC doors from the higher price range and, whilst more sturdy (reinforced with metal) they are looking a tad ratty.

The PVC windows screeched with wind whistling through, like semi-detached tinnitus.

Thirdly and finally, the long term investment: powder-coated aluminium frames. If you are fed up with sanding down wooden frames and considering the easy option of PVC or coated aluminium, particularly for a wide opening with multi-folding doors. Consider whether PVC is up to the task of substituting for the wall of your house.

Stand back and look through closed doors at the difference between PVC and aluminium - it is very noticeable. With PVC, there are windows of scenery between wide areas of plastic (two frames together might measure between 8 and 10 inches, 20 to 25cms) so the doors block up to 20 per cent of the potential view and light-source.

Andalucia Property Spain - Planning Your Purchase

If you are thinking of buying an Andalucian property in Spain, it pays to do some careful forward financial planning. The first thing to consider is how you are going to finance your purchase. For most buyers, this will entail taking out a mortgage. It is recommended that you arrange your mortgage finance "in principle" before agreeing to buy an Andalucian property in Spain, or before signing any contracts or paying a deposit. This will give you peace of mind and a specified amount of purchasing power. Arranging your mortgage in good time will also reduce the risk of you losing a property you really want and avoid having to getting a mortgage in a hurry which might not suit your particular financial circumstances.

A mortgage on an Andalucian property in Spain can be arranged through a broker in Spain (many advertise on the Internet) or directly through a Spanish bank. Mortgage facilities may also be available at some British banks, or you could remortgage in the UK and purchase your Andalucian property in Spain with cash.

If you intend to purchase an Andalucian property in Spain, you will need an NIE number (Foreign Identification Number/Numero de identificacion de extranjero), which is required for all fiscal and legal matters in Spain. Although not obligatory, it is strongly recommended that you use a qualified Solicitor when purchasing your Andalucian property in Spain. If your Spanish speaking skills are poor or non-existent, make sure your Solicitor can communicate in English. It is essential that independent checks are carried out on the title deeds and also to verify that there are no outstanding debts on the property as, under Spanish law, such debts would become yours once you have purchased the property.

When searching for an Andalucian property, you will probably purchase your property through an agent. In Spain, the price is normally determined by the seller and not the agent, who will add a commission on top of that price. You will often find the same property offered for sale at a different price by different agents, so it pays to shop around. Many Spanish agents do not speak English, which can create a language barrier for British buyers. However, it is now becoming more common to find local Spanish estate agents with English-speaking staff, especially in the more popular areas. Some UK based estate agents have also started offering Spanish property for sale.

It is also common to find foreign owned estate agents, who tend to focus on buyers from their own countries. Obviously there are no language barriers in this case, but deregulation now means that no qualifications are required to set up as an agent. Many ex-pats have set themselves up in the house buying business and unfortunately some of these agencies fall below expectations. Do not, however, be put off from buying an Andalucian property in Spain, as there are also many excellent and trustworthy estate agents offering a highly professional service. Just ensure you do your homework and ask for personal recommendations.

I call this process "Take 5" because only 5 minutes are used to de-clutter a space. Working with many clients over the past decade, I have learned that most people prefer small, manageable commitments, rather than looming weekend projects.

By using an electronic or kitchen timer the process of de-cluttering has a distinct beginning and ending time. Whatever is accomplished in theses five minutes is done with focused energy. What "Take 5" is not:
• for returning calls
• tending to daily chores
• fulfilling obligations

"Take 5" is designed to draw you toward an area of your home that has been beckoning your attention.

Left unattended, this area is an energy drain to you. Each time you walk past that bookshelf, see the top of your dresser, or reach for a book in your nightstand, you groan a sigh of discontent. With "Take 5", you are able to make surprisingly BIG headway in manageable amounts of time.

And, BIG Bonus! You will feel the opposite of an energy drain! Now when you see a cleaned out drawer or surface, you will feel positive energy. I caution my clients not to take on more time than the 5 minute segments. In doing so, they could loose the positive energy effect of the process, and feel frustrated and tired during de-cluttering. Your frustration will infuse more negativity into this area of your home.

There are several ways in which "Take 5" prepares your home for sale. From an energetic perspective, you are releasing the old. You are taking actions similar to those of packing up your house to move. You are discarding unwanted or unneeded objects, cleaning out spaces, and re-organizing them. These are the very same actions you would take to pack up and move! From the point of view of attraction, the Universal Law of Attraction, that like attracts like, you are paving the way for moving.

Your act of de-cluttering is attracting more of the same into your life. More space, more clearing, more feel-good energy. Additionally, the new blank canvasses that are popping up around your home are powerful attractors. The spaces you've made serve as an energetic "place" for new and good things to come your way.

In my personal experience, I firmly believe my practice of "Take 5" initiated the identification of our new home and the sale of our then present home. Consciously, my attention was toward eliminating clutter and creating a more simplified existence. I did not intend to attract a spacious home and to pave the universal highway of energy with my plans to move.

Imagine the power of using the "Take 5" process with the intention of being in the flow of moving! Creating space is critical to allowing new energy into your life.

Common Sense Tips For Saving Money on Groceries

Everybody has a need for groceries. We all eat and we all buy food. Sticking to your grocery budget is crucial in these times of economic uncertainty and the food budget is often one of the areas where we have quite a bit of flexibility in our spending.

There are a few tips for saving money at the supermarket that probably bear repeating. Most of these things are common sense and you have probably heard them all before but they are still important if you are going to save as much as you can when you go shopping.

The first one that most everyone has heard before but is still important is that you should never go to the supermarket when you are hungry. Just like if you starve yourself all day long you tend to eat everything in sight when evening comes, the same goes for the grocery store. If you are hungry you tend to buy everything in sight.

Another thing is to look at all of the shelves. Not surprisingly the most expensive items tend to be placed at eye level. If you are looking for the bargains look towards the bottom shelves. That is where the cheaper and the generic brands are usually located.

Shop by yourself. Anyone who has children knows that this one is true. You always tend to buy more when you shop with other people. Kids tend to ask for things that you wouldn't normally buy and even spouses tend to make you buy more than you would if you were alone. If you want to save the most money make sure that you shop alone.

Shop as early in the day as possible. If you have noticed all of the treats come out later in the day when there are more people. By getting to the store early in the day you will save time by avoiding the crowds and money by avoiding the treats. Plus just getting it done and getting out of there will tend to save you money.

Next shop when you are in a good mood. Bad moods tend to make you want to buy more junk to drown your sorrows in. Don't buy non-grocery items like contact lens solution at the grocery store, as they tend to be more expensive there. And always, always take a list and a calculator and stick to your list. If it is not on your list don't buy it.

There are other tips and techniques of course, like taking advantage of coupons and rebates and finding the best sales but the best basics for saving money are just the ones that make the most common sense.
