Yale Economic Journal Says Economy Won't Slow Green Consumerism - I Say Bull!

Call me esoteric, but one periodical I like to read is the Yale Economic Journal. Why you ask? Well, not because I believe everything in it, rather I realize the incredible power that school has in the present period, many of the students that go there, are later elevated to high office or Wall Street insider jobs. Not long ago an article in the Yale Economic Journal stated that: "The Slow Economy Won't Slow Green Consumerism."

Well, as the economic advisor to the Online Think Tank, I have to disagree, as there is no business that is not affected in some way by economic cycles. And a SmartCar still costs some $30,000 and let's not forget installing solar panels on a home is not cheap either and financing is not as easy as it once was for home equity loans, Re-Fis or second mortgages.

Now then, it ought be obvious to everyone that the next "bubble" like the Silicon Valley Bubble and the Housing Bubble will be the "green tech" bubble. And funding for green tech will continue into the future whether or not any of these latest technological breakthroughs or the companies that produce them ever make a profit.

So, whereas the green industry will be robust, which I will give the Yale Economic Journal that, I still cannot buy into concept that this current economy (if it gets much worse) will not slow the purchases of green tech by consumers. Anyone who purports otherwise is just involved in silly rhetoric, wishful thinking and pie-in-the-blue-sky business plan proformas. Think on this.

Sustainable, Ecological Or Energy Efficient Homes - What Are They All About?

In order to understand better what we mean with the term 'sustainable' we will refer to the Code for Sustainable Homes as defined in Wikipedia. The Code was officially launched on December 13, 2006, and was introduced as a voluntary standard in England in 2007. The Code complements the system of Energy Performance Certificate for new homes introduced in April 2008 under the European Energy Performance of Buildings Directive.

The code works by awarding new homes a star rating from 1 to 6, based on their performance against 9 sustainability criteria which are combined to assess the overall environmental impact. One star is entry level above building regulations, and six stars are the highest, reflecting exemplary developments in terms of sustainability.

The sustainability criteria by which new homes are measured are:

• Energy and CO2 Emissions - Operational Energy and resulting emissions of carbon dioxide to the atmosphere
• Water - The consumption of potable water from the public supply systems or other ground water resources
• Materials - The environmental impact of construction materials for key construction elements
• Surface Water Run-off - The change in surface water run-off patterns as a result of the development
• Waste - Waste generated as a result of the construction process and facilities encouraging recycling of domestic waste in the home
• Pollution - Pollution resulting from the operation of the dwelling
• Health and Well-Being - The effects that the dwelling's design and indoor environment has on its occupants
• Management - Steps that have been taken to allow good management of the environmental impacts of the construction and operation of the home
• Ecology - The impact of the dwelling on the local ecosystem, bio-diversity and land use

So the above sound great about the environment but what about the benefit of the home owner or residents? Research has shown that 75% of the temperature of a property is lost through its walls and roof. This means that maintaining the temperature we want costs us a lot of money either by using heating mechanisms or air conditioning. Especially in countries like Greece where heating oil is used widely for most properties, which at the moment has reached an all time high price due to the oil crisis. At the same time, any artificial type of temperature maintenance has an impact on our human organism. Extensive usage of air conditioning tends to dry off the air or recycle some types of germs. Heating can increase humidity and create breathing problems to an extent.

Having a sustainable home or bio climatic or energy efficient home makes a difference. For example, a study is conducted before constructing the property so that the insulation of the house is done with specialized material; according to the micro climate of the area the house is going to be located. Who to Hire for Your Steel Construction Project More and more we are seeing businesses building and/or acquiring new space. This is largely because there is a need for companies to grow their operations. In order to do so, facility space is critical to the growth mix. This is especially so in manufacturing and distribution businesses. Once you have made that decision to grow and take on a steel building project, you need to think about who can help you design your new building. In order to start thinking about who would be the most appropriate firm or person to hire, you need to assess your own needs. Ask yourself the following questions:
  • What is my vision for the building design?
  • What is my budget?
  • What will having this building allow my business to do in the next 2-3 years?
  • Is a pre-engineered steel building for my business?

Therefore it is important to check the credentials and experience level of your candidate of erectors. Now, for you as the business owner, it might not be so obvious of who the best candidate is and what some erectors may have as far as credentials, all the right "initials" and even years of experience. This is why you should shop around, ask questions, and even check with your local Better Business Bureau (BBB). The Internet provides a wealth of information on contractors, prefab metal building companies, and even has consumer sites available.

A quick note about references that might help you. Ask for references that will show that the candidate you are considering has experience with the metal building system you are considering. How good is the work they claim to have? How many referrals do they have? Do they have any unresolved complaints with the BBB? Also ask questions of the company that will be erecting the building. Do they provide regular training to the crew that will put the steel building up? Also, the erector you are considering must be able to supply a copy of an OSHA-approved (in the US) safety program. They should be current on all safety requirements and hold frequent work site safety meetings. Overall, you should choose to work with only the best. So, do your homework, check your references, and find the best erector for your project.

Remodel Or Build Your Home "Green" and Save Money!

In these days many people are struggling just to keep their homes and fewer people are buying and selling. If you are in a position of deciding to keep your home and remodel and/or enlarge or sell and move-up or even downsize, then here are some options to consider.

Let me just say first, hate to admit it but I am not an environmentalist, I don't drive a hybrid and I'm not even good at recycling my own trash. I approach this as a real estate expert that has learned a thing or two and have been drawn to the green-side. If I could wave a wand right now, I would replace my cars with hybrids and have solar panels on my roof and cut my energy costs to zero. But I'll have to take baby steps for now.

Going green when you purchase a home or remodel refers to buying or installing more energy efficient appliances, windows, lighting and generally saving resources, both yours and the planets. In the best case, installing solar panels or recapturing resources allows you to live cheaper and in some cases healthier. Many of these improvements can directly increase your homes market value or could be the difference in getting your home sold. A qualified appraiser can tell you in advance what improvements will add most value.

Here are some ideas that can save you money on energy costs and may add value...

Energy efficient appliances can lower your electric and water bills and can add real value if you sell or refinance. The monthly energy saving can even help recoup the cost of the appliance over time. Also, some energy companies offer cash rebates to further increase your savings.

Energy efficient furnace and air condition units. In some climates an air conditioner compressor can be running year round and having a new energy efficient unit with programmable thermostat can save big money and properly sealed ducts can make sure the air is going where it's needed and most efficient. A balanced system will be airtight but allow for proper ventilation and allow unhealthy air out.

Dual pane e-rated windows save money, look and operate better and as an added bonus shut out unwanted noise from your neighbors or street noise. A good e-rated window will be cool to the touch even when it's over 100 degrees outside. Some neighborhoods near airports have offered grants to help homeowners cope with noise.

Replacing conventional lights with fluorescent bulbs and exterior lights with solar powered can cut lighting costs by over 60%. Most conventional lights can be readily replaced with compact fluorescent lights aka CFL right away and many energy companies will offer full rebates to offset the cost. Also, there is less heat from fluorescent and thus less cooling costs.

Solar panels can be installed on the roof in sunny climates and actually make your electric meter stop or reverse during the day and then the stored power is used at night with a net zero cost. In homes I have appraised, owners have told me their electricity cost is between zero and $30 from a peak of nearly $300. There are government rebate programs, state programs and local power rebates bringing the cost down considerably and paying for itself. I will be installing these panels on my next house.

These next few ideas are becoming more popular. Concrete counter tops in the kitchen. They can look like granite and are poured & crafted on site with no quarry, no trucking, no factory and the raw costs are in the $30 range. My brother in-law did his kitchen with a beveled edge for $28 and it looked beautiful, he then did both bath's with a 2"squared edge. I have seen many luxury homes and hotel lobbies with colored or stained concrete floors, looks good and is durable. Also, using renewable natural products reduces toxic formaldehyde used in many adhesives.

There are several outdoor projects as well. Wood decks can now be built with recycled plastics that last longer and are bug and weather resistant and is a renewable resource. I have seen them and think they look better than redwood decks because they are always in perfect condition, never weathered, twisted or rotted.

Drip irrigation vs. sprinklers helps drastically reduce water waste. In Las Vegas new homes are required to use drip irrigation and in fact, grass in front yards has been eliminated on virtually all new construction. Not the most pleasant looking to me but I get the point - there is only so much water in the middle of the desert and yard water typically uses more than all the total water used inside.

So, there you go. Just doing the research has won me over to be just a little more "green" in my thinking. You can improve your home, save money, live healthier and help the planet as a bonus.

How to Choose a Land Investment Company?

When a person is looking for land to invest in, there are a number of ways that they can get that done. They can try to go looking for investments themselves, which is usually what most people initially try to do. However, the main problem with this method is that the average person knows next to nothing about land investment and that can become a big problem quickly if they try to go looking for good investments themselves.

Another option for people is go look for land investments through real estate agents. While this is a better option than going it alone, once again real estate agents are not really that great an option because they are not interested in land investments. Real estate agents, by definition, are people that deal in property rather than land and for that reason are not the ideal in this situation.

With those two options off the table, it becomes quite clear that the best option is to go with a land investment company. These land investment companies are specifically interested in finding land commodities, something that you are interested in as well. Now that you have made the decision to go with a land investment company, here are some basic points you can use to narrow the list down.

Experience

The first thing that you should look for in a land investment company is experience. This experience can either be inherent to the company or it can be people that work for the company that have it instead. It ultimately doesn't matter where the land investment experience comes from, so long as someone that you are working with has it. Experience is important because only an experienced land investor will have the knack for finding you good land to invest in. While qualifications are important, they are ultimately less important than experience.

Results

Once you have found the land investment companies with the appropriate amount of experience to make it past your narrowing down process, the next criterion that you should use to evaluate these companies is results. Experience is a good thing, but it is only good when it is positive experience. A company with just as many bad results as good results is not really a company with worthwhile experience. Other Criteria

Once you have a list of land investment companies that are both experienced and have a proven track record of results, the main part of your job is pretty much over. From that list, you can use criteria that are important to you (i.e. cost, service, location etc.) to narrow that list down to a handful of companies, at which point you can start to get in touch with those land investment companies and see what they offer. Obtaining Development Approval For Your Land

There is a right way and a wrong way to purchase "control" land before you actually exchange the funds. This is crucial, critical to your developments success! You need to have this information to use in your feasibility study to determine the viability of the project. Once you have 'control' of the land, (which we will show you how to do with no risk of losing money or no money down) you need to be able to determine what you can build on this land which is determined by the appropriate governmental bodies in your area. You would already have a very good idea of this by following my guidelines for doing your market research. But unfortunately, sometimes the area size is not enough to be able to accurately determine how many 'units' can be build on this land. Your architect will have to accurately determine this for you. This is quite a simple process for the architect and than you will have to move onto obtaining a Development Approval. This is something True Developers do very early in the process. By doing this they are in effect minimising their risk at the earliest stage of the development.

So in the above mentioned article, I wrote how you don't buy land first!!!! You do your research to determine the land's 'development capacity' and once this is achieved as mentioned above, and you know for sure that you can development X units on this block that cost you X dollars, therefore providing yourself with the land cost per unit, you are able to set about lodging the appropriate forms with the governing body to obtain Development Approval. This is your number one aim. With out it say good bye to your development and your research and your hard work that you did to get to this position. It is important to follow the step by step process for making your development application 'rejection proof'. There is some detail to doing this, but a briefly, you must first study the building development regulations within your 'patch', you must study the building development forms, you must have copies and studied your zoning maps and building height regulations, and you must know what you want to build! Once you have this under control, you must have plans detailed to lodge with your application to the local authorities stating what you plan to build. There are several item that need to be considered here as well, such as:

* Land boundaries and the relationship between them and Building set backs.

* The land area/gross building floor area ratio.

* Unit number/visitor car parks required on the land ratio.

* Car access to and from the site from the road.

And many more other issues that need to be taken into account. This is what determines how viable your project will be. So, getting back to the initial question of its viability, so if you do not know that you can build the amount of 'units' on the block of land you have hopefully not purchased, but have 'control' of, you will not know its viability and therefore you are setting yourself up for going broke!!!

You need this information to determine how much you have paid for the land per unit, as these and many more issues determine the financial feasibility of the development.

Vintage Chic Interior – A How To Guide

With the recent trend for all things retro, I thought I'd share my thoughts on this quick and easy guide to creating a picture-perfect vintage chic home interior:

1. Planning

Think granny's home in the 60s and 70s with floral motifs and lace tablecloths.
There are no hard and fast rules on what makes for a vintage look. Generally, the furnishing includes antiques, second-hand furniture or new pieces deliberately 'distressed' to look used. This means reinventing vintage items and giving them new life.

2. Key Pieces

Whimsical designs ranging from crystal chandeliers, floral fabrics, old-fashioned lampshades, wrought-iron furniture, comfortable armchairs, candles, recycled accessories and offbeat ideas like using an old teapot to hold fresh flowers. There's no running away from wallpaper, furs and curtains if you're going for the European vintage look.

3. Color: Light vs Dark

Personally, I like to opt for light colors like white and cream as they evoke a more breezy and casual touch. It's also the classic base palette of the vintage look. This color is also easy to work on since you don't have to worry about clashing color. Alternatively, rich and darker color like burgundy, purple, black with gold accents can also character to the room.

4. Cheap & Chic

The key to a bona fide vintage look is, well, vintage pieces. As such, you'll need to include second-hand pieces which do not break the bank.

5. Coordination Rules

There are practically no rules on putting the pieces together. However, it is important to visualize the impact of all your mismatched bits and pieces when placed together. While we are not talking Stepford Wives perfection, it helps to create a theme or motif that recurs throughout the space. For instance, pick a family of colors and vary them subtly. Using white as an example, we'd be looking at egg shell, cream, caramel etc.

If you want to repair wall that has been damaged by a hole then you should follow these 5 tips that can help guide the way.

1) Figure out how big the hole is is the first step. Different size holes will require different procedures for fixing the hole in your wall. You might just need to put a little compound in your want and then sand the spot over for a clean looking finish.

If you are dealing with a bigger hole then you should fill it up with newspaper before putting the compound over it. This will make it more secure and you can save on compound.

If the hole is larger then you might need to patch it up by filing it with drywall and a flap on each side.

If you have a really big hole then you need to think of it as a whole new space to be repaired. You need to get rid of anything in the wall frame and then cut out new drywall. You can secure this down and then complete the wall.

You should take measurements of your hole and then figure out what course of action to proceed with. You want to make sure you do the right course of action depending on how big your hole is.

2. Preparation

When you have decided how to fill up the hole then you want to make sure you have everything you need. It will save you lots of time if you have the right tools and supplies to begin with. You will need to get to work fast when your compound has been be made because it dries fairly quickly. This makes it crucial to have all your tools ready to go.

When you have a big hole to fill in then you need to cut your drywall way before you get your compound going. You might also want to see that your hole is really the size that matches your procedure. If you start to work on the hole and then realize that you don't have enough newspaper, then you could have a real problem.

3. Don't Use Too Much Spackle

Since you are using lots of compound to fill in the hole then you might think that this will fix everything for you, but this is not true. You need to make sure that the compound has something to grip onto like newspaper. You want to minimize the amount that you use and make sure that you put it down very smoothly You also want to make sure it is applied very evenly.

4. Be Patient

If you are doing this in your own home then chances are you want to get on with it. You need to actually take the time to think about what you are doing before you get started. You want to make sure you sand and finish your wall properly. If you try to sand before your wall is dry it can be a mess! Make sure you clean your tools well so they don' get full of sticky compound that dries on them.

5. The Finish

Make sure you don't skip over the sanding process. There may be bumps you can't see at the time, but that will become more apparent later on!

Sculptured Wildlife Decor For the Home, Cabin, Lodge and Workplace

Checks and balances have kept wildlife flora and fauna under control for hundreds of thousands of years. When man came on the scene, he used wildlife wisely for food, clothing, tools and weapons. As man became more intelligent he discovered agriculture and livestock management. Man then began to kill animals that preyed on his livestock and foraged in his crops. Hence, the decimation of wildlife began.

The elimination of animal species can be tracked back as far as the North American Mastodon. Man kept getting more intelligent. He was beginning to notice that by eliminating a species of animal, was causing him to have problems with other animals. He realized the cost of his intervention to try to fix one problem far out weighed the benefits. The slaughter continued, not only were animals killed for food but for their hide, fur, trophy and even for aphrodisiac.

For the remainder of this article, I refer to North America. Man kept getting smarter and the Industrial Revolution evolved. Man began building dams to harness electricity to power textile mills and manufacturing plants. Mills and manufacturing plants rose up everywhere. People loved it, textile mills and manufacturing meant jobs. Jobs put food on the table, clothed their family and put a roof over their head. As time went on pesticides emerged and were a miracle fix for harmful and destructive insects and rodents. Crops were becoming plentiful and with the advent of veterinary medicines, livestock diseases began to wane.

Come the turn of the Twentieth Century man was doing alright for himself. Plenty of food, shelter, running water, electricity and with the advent of appliances, chores were a lot easier. With more money available man began to decorate the interior of their homes. Up on the walls went pictures, ornaments, clocks, mirrors, wildlife animals, fish, etc.

What man did not understand, or at least had a blind eye to, was the adverse affects of all this progress. The building of dams to harness electricity stopped anadromous fish such as salmon, smelt and shad, from returning to their spawning grounds. Textile and manufacturing plants were polluting the waterways by emitting their by-products back into the rivers. The misuse of pesticides added to the pollution problem and got into the food chain and eliminated some species of birds and animals, it nearly wiped out the bald eagle. This caused insects and other pests that these eliminated species kept in check to get out of control. We began to open our eyes to our own demise and organizations like the Audubon Society formed to promote interest in birdlife. In 1946 the National Wildlife Federation was formed for the benefit of wildlife and laws like the Federal Insecticide Fungicide Rodenticide Act governs the use of pesticides, just to name a few.

As successful as we have become and as intelligent as we are, we still develop problems with progress but we are learning to study the downside first and not move ahead too fast. We have learned to recycle, control pesticides, curb pollution, manage wildlife, and of course, there is room for improvement. We still can do a lot more for wildlife. As individuals we can do our small share to help. We can put trash in its proper place, recycle used oils, solvents and paints so that they do not get land filled and end up in our ground water. Read the entire label on pesticide containers before using. These are just a few things we can do to help. We can teach our children to respect the great outdoors by carrying back litter from their snacks. Not to shoot animals and release fish they do not use for food. Trophy killing is still practiced today. People shoot animals, have them stuffed and mount them on the wall.

To decorate your home, cabin, lodge or workplace with wildlife decor is a good thing. It surrounds you with the relaxing feeling of being in the great outdoors that you love. How many times have you walked into a room and reached out and touched a plant to see if it was real? We have come so far with imitation plants and sculptured animals, they look so real to life, we can leave real plants and animals in their own habitat and still enjoy wildlife surroundings in the home, cabin, lodge or workplace.
