Adirondack Chairs - Seats With an Artistic History

You've seen them at resorts in the mountains. You've likely also seen Adirondack chairs at the beachfront off New England. When Lee was first building his chairs, he was in the mountains, where there were areas of steep incline. The chairs were made to compensate for that incline and let you sit in a normal position while on the mountainside. The designs have changed a bit over the years with today's Adirondack chairs having a little more rounded back and seat to better fit the bodies that will be using them. But they still have those trademark large armrests. Atlantis Bahamas - Fun for the Kids!

The Bahamas is more than a playground for international jetsetters... it can entertain kids of any age. Searching for the right seashell, building castles in the sand, playing in the waves, or swimming with dolphins are just a few of the unique activities you can pursue here.

Even though water activities are the first thing most people think of, these peaceful islands have quite a bit more to offer, especially in Nassau and on Paradise Island at the Atlantis Bahamas.

Nassau is full of history... enough to impress any history buff. The Momentous Bahamas Historical Society Museum and Parliament Square offer a couple must-see spots for any historian. A large collection of military uniforms, weapons, tools, photographs and documents are on full display. Some of the items are quite ancient. Pirates ran rampant in this area, so be sure and take in some of the exhibits and artifacts from the days when pirates tried to rule the seas.

In Nassau, you can swim with trained dolphins. At the Blue Lagoon Island Dolphin Encounter, near Cable Beach, wade waist-deep into the beautiful water to visit with dolphins. If you wish, you can borrow snorkeling gear and actually swim with them, too.

If dolphins are your thing, you can interact with them in Freeport. UNEXSO (formerly the Underwater Exploration Society) can help you learn more about dolphins. UNEXSO was co-founded by the renowned Jacques Cousteau.

Another dolphin program is located at Sanctuary Bay. Here they run a refuge for these friendly aquatic mammals. The dolphins do a regular show for visitors, and will actually snuggle up, asking to be petted. This site has a lot of opportunities to learn about dolphins, and what methods they use in training them.

For those who wish to combine their love of nature with sporting activities, choose from diving, snorkeling and parasailing, as well as many more water activities. Boats are available for cruising around the islands.

In Exuma, rent a boat to hop over to Hog Beach on Big Major Island. Here you can see a legend come to life. The tale goes that fifty years or more ago, a farmer brought a few pigs over to the island so they could forage in the wild. His plan was to let them populate the island, so he'd have a handy source of meat for his family. Now that the farmer is long gone, the pigs are still on the island. They will actually swim out to welcome the boats and beg for goodies to eat.

Not all of the activities at the Atlantis Bahamas are above the water. Some of the best scenery is underwater. Parents with children five years old or more can walk the sea floor. There are several tours, only one of which is Hartley's Undersea Walk. Between the beautiful coral reefs and the brightly colored fish, this is an experience you won't want to miss.

Guests on these tours are equipped with special diving helmets with an air tube and pump. This helmet allows you to see the diversity of sea life at a depth of ten to fifteen feet.

If you'd like to see the sea life but don't want to get wet, the aquarium at Atlantis houses over 50,000 sea creatures. This is truly an outstanding aquarium, and you're sure to see something unusual.

While you're exploring Atlantis, take wild ride on the waterslides, or float in a tube all the way through a shark-filled lagoon. Better take some photos... your friends back home will never believe your tales!

The Garden of the Groves in Freeport is named for the famous American, Wallace Groves. Family-oriented, you'll enjoy the company of pot-bellied pigs, extravagant pink flamingos, bright macaws, and other parrots and cockatoos. The animals all roam free in this beautiful 12-acre garden.

Air Conditioner Reviews usually take BTU and EER numbers into account. BTU stands for British Thermal Units, and these numbers can range from 5,000 to 18,000. The higher the BTU of an air conditioner, the more powerful it is at cooling. But it also increases the cost of the air conditioner. Normally, the BTU of an air conditioner required for cooling a room is calculated by multiplying the square foot area of the room by 35.

EER stands for Energy Efficiency Ratio. These numbers indicate the amount of energy they consume. An air conditioner with a higher EER will use less energy and hence will save money on electricity bills. EER numbers range from 8.2 to 10.5.

The brand leaders in the air conditioner market are Carrier, Kenmore, Whirlpool, Samsung, LG, Sharp, Panasonic and Friedrich. All are available in a wide range of BTU and EER ratings. Carrier air conditioners are by far the best. They are known for their extreme noiseless function, quick cooling and long lives of compressor and condenser. 2007 Year In Review - The Mortgage Meltdown

It's clear to say that the meltdown that the sub-prime mortgage market caused to the U.S. economy and other national economies was one of the biggest financial stories of the year. At the beginning of the year not many people outside of the mortgage industry knew what a sub-prime mortgage was, let alone the toll these mortgages were going to take on the mortgage lenders that offered these products.

At the end of 2006 the signs of things to come in 2007 were already on the wall. Homebuilders were building home faster then they could sell home, the inventory of existing homes for sale were rising at an alarming rate and reports of mortgage delinquencies were becoming increasingly alarming.

In February European banking giant HSBC Holdings became the first investor in securities backed by sub-prime mortgages to announce billions in losses in its sub-prime investments. Shortly thereafter, New Century Financial announced the rippling affect the sub-prime mortgage market was making to their financial foundation.

In June, the mortgage giant Bear Stearns announced that two of its hedge funds that were invested in the sub-prime mortgage market had lost most if not all of their value.

As the months went on, more and more sub-prime mortgage lenders would follow with their doom and gloom stories of borrowers defaulting on their sub-prime mortgages. This would lead to banks tightening loan standards around the world.

With worries of a U.S. recession the U.S. Federal Reserve slashed the discount rate, which is the rate that it loans money to banks by half of a percentage point. A month later on September 18th the Fed began to slash the Federal Funds rate and the discount rate by half of a percentage point, which has continued every time the Fed has their meeting.

According to the "Implode-O-Meter", since late 2006, two hundred and ten major U.S. lending operations have either closed their doors completely, filed for bankruptcy or have drastically cut back their staff. Some of the big names include New Century Financial Corp., Maribella Mortgage, Ameriquest, Loan City, HSBC Mortgage Services, Aegis, First Magnus, Nova Star, Decision One, and the list goes on.

Many economist suggest that 2008 doesn't look any better for the U.S. housing market then 2007. With 2008 a year for the housing market to correct itself don't be surprise by more mortgage delinquencies and foreclosures rising. Home prices will more than likely hold steady or decline until the market has corrected itself.

Lake County, Florida Property Appraiser Blows Whistle on Mortgage Fraud Inflating Real Estate Prices

The surplus of speculating investors who cleverly learned how to leverage leverage OPM (other peoples money) and work the system, is now backfiring throughout the market and circling back around to correct itself.

A fourth of the homes bought across the nation the last few years were purely speculative for profit and not bought to be lived in by buyers.

One car dealer I know who owns several rental properties is eating it big time and losing money. He recently told me that after he accounts for property taxes (which in a year may for the first time go down), improvements, and maintenance to care for the homes he rents; at the end of the day he's losing money considering the amount of time invested to do all of that.

Speculative investors like him are going into foreclosure in massive amounts. The National Association of House Builders has acknowledged that "Investor-driven price appreciation looms over some housing markets."

One of the reasons the housing crash continues across America is fraud pure and simple. It is not uncommon for speculators to take out a loan for up to 50% more than the price of the house he intends to buy. Of course you've got to find a banker to play along, which usually only happens when the real risk can be directed to Fannie Mae and Freddie Mac should anything get nasty.

A key player is the appraiser, which if he has no scruples or conscience, can be swayed to go along with the inflated price. Bankers know how to send a clear message to appraisers that if they don't play along, they won't be getting called back to do another appraisal. A compliant appraiser therefore can be the hinge upon which all of this inflated pricing swings.

Once the loan has been approved and is in hand, the speculator then pays the seller his asking price (much less than the loan amount), and takes the leftover money to make mortgage payments on the astronomically large mortgage until he can find a buyer willing to pay his upwardly adjusted price to ensure him a profit.

What sometimes worked great for bankers who could find trustworthy borrowers and collateralize the loan with the home, also proved deadly when the shady speculator took the extra money and left the country.

Not to worry. When bankers make bad loans (with the help of property appraisers), Fannie Mae and Freddie Mac can bite the bullet when it gets ugly (thanks to we the tax payers). That is until Fannie Mae and Freddie Mac become more selective at which loans they buy, which when that happens (which it is now) will correct the real estate market excesses occurring for the last three decades.

Perhaps if Fannie Mae and Freddie Mac were eliminated altogether a true and fair market economy could take effect and truly bring inflated real estate prices down to where they belong.

Clare, a Historic Market Town in Suffolk

Clare is a charming Suffolk market town, typical of the wool towns that are long associated with East Anglia. Clare is full of interesting places to visit and is the perfect base to explore other parts of west Suffolk, so stay a while at one of the friendly family run B&B's in the town, or the Bell Inn (from 1580) which is also one of the best places to eat in.

There are several unique places to visit in Clare, starting with Clare Ancient House which was built in 1473 and became the town museum in 1976. This amazing building has superb plasterwork on its exterior, which is an example of the local craft of pargetting. Inside the museum offers a full history of the town's development over the centuries.

Another very special place to see is Clare Priory, dating back to 1248. This is the base of the Augustinian Friars in Britain, who offer religious retreats for all comers. When the Priory was first established the friars were dependant on local people for their daily needs and they would have been familiar figures in the streets of Clare in their black habits as they went around begging and preaching. Fortunately we no longer witness this in Clare, but if you would like to stroll around the priory and it's grounds they are open to the public.

Clare Country Park is in the middle of Clare and its 25 acres contains the ruins of Clare Castle. This was built upon Saxon earthworks and covered 20 acres! In the Park you'll also find the former train station and a small museum which was previously a Great Eastern Railway Shed, housing natural history, conservation and railway history exhibitions. The Park has walks and woodland, the River Stour running through it, and a fully equipped playground for our younger visitors.

Additionally Clare has a wonderful Gothic church of St Peter and St Paul. The base of the tower is 13C but the remainder is mainly from the 15C. During your visit to the town it is well worth strolling around to see some lovely old houses dating back to the Tudors right through the Georgina period and into the Victorian era, that are now private residencies.

But that's not all! After all this sightseeing you might want to do a little shopping and Clare has a range of independent 'corner' shops, including a butcher, pet shop, ladies boutique plus a few antique shops and an Auction House that are well worth a visit. There's also a recently refurbished Café in the heart of Clare for some light refreshment, or if you want a substantial meal, Clare has its own Indian restaurant and several pubs (including The Swan Inn which has a 14C carved sign outside), that serve lunch and dinner. Fall Maintenance Tips And Other Advice

Gutters and downspouts -

Falling leaves clog your gutters and downspouts. This can cause problems. When your gutters are full, the rain water that runs off the roof spills over the side and on to the ground next to the foundation instead being drained away from the foundation. In some homes, this can cause the foundation to leak. When gutters can not drain run off water in the winter, this can result in ice damning. Ice damning is when you get a large amount of ice at the bottom of your roof where the gutters are. The ice will push its way up under the shingles and cause the roof to leak. Cleaning your gutters is a cheap but very effective maintenance item.

Central air -

It is a good idea to cover your central air unit once you are done using it for the season. It helps to keep out ice, leaves, debris and rodents. There are many places that sell covers such as Menards, Home depot, Lowes etc. You can get by with a good water proof tarp. Just make sure it is secured around the bottom so it wont blow off in wind or allow a hole for rodents to get in.

Before long, it will be time to fire up the furnace. Make sure you change your filters. It helps in reducing dust and other particles from entering your home. If you have any doubts about the safety of your furnace, then have it looked at by a professional. Almost every furnace contractor offers an inspection service for a reasonable price. Just make sure they are licensed and have been in business for a while.

Wood burners and fireplaces -

before you have that first fire, make sure your chimney is clean and free of blockage. It is not uncommon for rodents, birds, raccoons, etc. to set up housekeeping in a chimney. A dirty chimney with an abundance of creosote is a fire hazard so be sure to inspect it and clean it if necessary. If you have any doubt about your fireplace or wood burner being safe, make sure you have a qualified individual take a look at it. I know 3 people that have either lost their homes completely or had 10's of thousands of dollars worth of damage due to a chimney fire.

Real Estate Financing - What You Should Know About Home Mortgages

As the nation's real estate market continues to grow and new technology gains more ground, many widely accepted beliefs that were true just a few years ago may not be true today. Before you go after a home mortgage or home loan or any real estate financing, if you have a lot of bad credit because of consumer debt such as credit card or personal loans, try to eliminate or reduce this debt as soon as possible because it'll affect your ability to qualify for a home mortgage and the estimated monthly payment.

Some tips to know: whether you're financing or refinancing. most people move or refinance within a seven year period. And loan programs for down payments of 20% or less require you to purchase Private Mortgage Insurance (PMI).

If you're going to buy a second home or second property, you'll need to identify the source or sources of your down payment, since you won't be selling your current house and using the proceeds, and you'll need to expect a larger monthly payment for housing and other related expenses too.

If you have a problem getting a home mortgage and the seller still owes money on the home you can check with your lender and see if you can get a wraparound mortgage. Although it's not legal in all states, it will allow you to pay the monthly payment on the existing mortgage and an additional payment to pay the difference; make sure that a wraparound mortgage will not trigger a due-on-sale clause ask the lender in advance.

Many people are not aware that they may be able to customize the length of their loans. Ask the mortgage broker or lender you're working with. Although lenders usually advertise 15-year loans and 30-year fixed rate mortgages, applicants can ask for 20 years, 25 years or any other number of years that would work better. This may allow borrowers to build up their equity faster and keep their monthly payments in a range they can afford. Some lenders may impose strict limits on how much of the down payment can come from borrowing from other sources.

Some of the advantages of adjustable rate mortgages that are touted include: lower costs - because they are usually priced lower than fixed-rate mortgages so you can increase your buying power and lower your initial monthly payments then if the interest rates go down, you'll have lower payments. However in all the years I was in the real estate business I never advised anyone to get this type of loan. With the changing market trends one can find themselves in a heap of trouble just like that. This would be a last resort loan and one would have to be sure they were not going to be unemployed in the next few years.

If you're working with a local builder within a sub-division or housing development and you're just making carpeting, lighting and appliance selections for a brand new home, you'll likely be able to get a standard mortgage loan. But if you're planning to hire the contractors, electricians, plumbers, and painters, you'll probably need a construction loan, which provides the funds to pay the subcontractors as the work goes along.

You will want to work with your mortgage broker or lender closely to develop an individual home loan or home mortgage program based on your credit worthiness. If you have or think you have a less-than-perfect or 'bad credit' credit report don't worry too much about it. When financing real estate it's important to know that a low FICO credit score doesn't mean you won't qualify for a home loan or home mortgage. There is much ado about the FICO score these days but there are many instances in which it isn't going to interfere with getting a home loan or mortgage. Big Island, Hawaii Promotes Health & Wellness Travel

Because of the rise in wellness tourism business owners on the Big Island of Hawaii have got together to promote a travel initiative that they collectively hope will prove so successful that it will eventually be adopted by the rest of the state.

The Hawaii Island Wellness Travel Association, composed of 120 business owners and holistic professionals, has set up a meeting with both the Big Island Visitors Bureau and Hawaii County officials to take the initiative further at which they hope to agree marketing strategies, develop effective packaging and adopt a set of rules for health and wellness travel to Hawaii, which they regard as a booming business.

As recently as 2005 almost $50,000 was set aside by Hawaii Tourism Authority to be used to quantify how well wellness tourism could be developed in the archipelago. A leading research company was approached to produce a comprehensive study of the health and wellness tourism market for the state of Hawaii. However, significant progress stalled once the report had been produced, and only now, some two years later, is the idea being re-launched.

One of the most vociferous proponents and advocates of wellness tourism Lew Whitney, co-founder of the Kokolulu Farm and Qigong Center based in North Kohala said: "We've been trying for years to persuade the Hawaii Tourism Authority that this (wellness) offers a great opportunity for the whole state of Hawaii and not just the Big Island." Over the last nine years the Center has offered a range of cancer retreats and meditative healing programs and Whitney admits that it has been a struggle getting the message across to tourism chiefs. However, Whitney highlights that the Center, located on the northern tip of the Big Island, has been successfully trading for almost 10 years, and with little promotional help from the Hawaii Tourism Authority has managed to remain in business, albeit with the help of some charitable contributions.

Indeed, leading research group Mintel produced a comprehensive Market Research document which looked at wellness tourism being offered throughout the world in places as far flung as Japan, Hungary, India, Austria and Thailand. It concluded, amongst other things that markets were expanding as more and more people, of all ages, made their vacation choices based on health and wellness travel demonstrating that that the sector had a bright future.

As more people take to using alternative and natural remedies, tying wellness into hotel deals in Hawaii could herald a bold new initiative that in the long run may well add an extra string to the already well developed tourism bow for the state.

Europe By Train - Proposal Of A Route In The Heart Of Europe

To look at the differences between European countries, the best way to get organized it to group them according to their geographical position or cultural background. In this way we can find Southern Europe, Scandinavia, UK & Ireland, Eastern Europe, Benelux & France and Central Europe. To set if one country is included here and there can be tricky sometimes, and to define the area I am going to speak about I would like to call them as German speaking countries, which will be Germany, Austria and Switzerland.

From my point of view, exploring this area is one of the things you must do if you plan to travel to Europe, and I strongly recommend to organize a route by train taking one of the discounted tickets on this zone, as the sightseeing from the comfort of your window can be an experience by itself, specially if you try some of the scenic routes that Switzerland offers. They are not cheap I must say, but you will never forget it.

As a proposal for a trip, first of all I would like to say something for the non-European traveler. Reaching Europe from your home country can offer lots of possibilities, specially if you can land in many countries. Lufthansa, Swiss Air and Austrian Airlines cover pretty much all the possibilities. In any case, from my personal experience, flying to Frankfurt almost always will give you a price advantage due to the low taxes and at same time it works as the headquarters for most of the low cost carriers that can bring you to any part in Europe for very reduced fares.

If you come from any part in Europe I also recommend to fly to Frankfurt and then take the train from there. We start in Germany, but the route will leave the country soon. The idea is to travel south going through Baden-Baden. That could be a first stop, with a relaxing visit to the thermal pools. Going further south you will reach Freiburg, which is a town placed next to the heart of the Schwarzwald, a deep forest where you can find many activities, from walking trails to adventure, including some extraordinary natural spots such as waterfalls.

If you keep going south you will enter swiss territory. Bern is the first city that comes to you, but if you have time you could also get to know Geneva to the west. The capital is beautiful but probably is not the most famous city in the chocolate's country. If you take a train heading south again you wil reach the city of Interlaken. As the name suggest, it is placed between two big lakes. It is not a big city, but nature begins to get wild there. From there, I would take a ride to Grindelwald and enjoy 100% the pure air at more than 2000 meters, surrounded by green hills and lakes. If we had to find a place for paradise in Switzerland, probably this little town would take the first prize.

Going back to Interlaken you can now point to Luzern, make a quick visit to the old town and keep going east until you reach Zurich, which makes the contrast with its modern architecture, compared to the already mentioned cities.

After your visit to Zurich, I would take a train entering the Austrian lands. The main attractive in Austria is going to be the landscape with high mountain ranges and green fields together with the magic of the old cities. My proposal is to take a night train from Zurich to Vienna, spend at least 2 days in the capital, and then go back visiting Salzburg and Innsbruck. If you have the time, take a round trip to Linz.

The time for Germany has come again, and then the route will take you to Munich. It's not only the beer which has made this city famous, but of course you are more than welcome to take some! From Munich, and before heading north, I suggest to go for a round trip to Füssen. It's a very small town but they have some of the most enchanted-looking castles you can ever imagine. After this short visit, take a nocturnal train from Munich to Berlin and spend at least 2-3 days in the capital. Berlin has a really dramatic story in the development of Europe and buildings are there to remind it. Try to make the visit to Berlin as cultural as possible and you will get the maximum out of it. In case you have some extra time, I encourage a 1-day visit to the near town called Postdam. The gardens are absolutely amazing.

Finally, I would say it really depends on your time left or the trips left on your rail ticket, but visits to Hamburg and specially to the cathedral in Köln can be a very good end of the story. Go back to Frankfurt by train again and take your flight to your home country.

In case you want to discover some extra things you can always take the train that runs to Denmark using a large ferry to cross the sea, or say hello to the little but intense Benelux region or the East of France. It all depends on you, but here you have the basics for a very complete route in this paradise of history and nature, together on a trip that can last for about 15-20 days. Enjoy!

Charlottesville Real Estate - The Numbers That Really Matter

The most important factor in buying or selling a home isn't what is going on nationally - it is what is going on in your local market.

Whatever the national trends are with regard to real estate - whether they are booming or busting - what really matters is what the market conditions are in your region, town, or neighborhood. What does that mean? Even during the real estate boom of 2001-2005, a great many cities and regions did not participate in the boom - they lagged behind, or even decreased in value. Similarly, when prices began to fall nationally, there were plenty of regions and locales where prices increased, and sales boomed.

Evaluating present and future trends and influences in your region or neighborhood is essential to creating long term wealth, whether you are in a buyer's or a seller's market. Detailed information at the local level is what is most useful for home buyers, sellers, owners and window shoppers. The trend data at the metro area level, or the nation, is great water cooler talk, but not that relevant when you're making decisions about your most important asset. That being said, let's look at how our local area did for November and what we should expect for the months leading into the Spring Market.

City of Charlottesville

There were 169 homes that had some type of sales activity in the city. There were 137 homes that went under contract and 33 homes that sold for an average price of $292,218 with an average DOM of 75 days. There are currently 364 active properties in the city.

Albemarle County

There were 243 homes that had some type of sales activity in the county. There were 190 homes that went under contract and 53 homes that sold for an average price of $385,383 with an average DOM of 90 days. There are currently 916 active properties in the county.

Fluvanna County

There were 56 homes that had some type of sales activity in the county. There were 37 homes that went under contract and 19 homes that sold for an average price of $275,373 with an average DOM of 93 days. There are currently 325 active properties in the county.

Greene County

There were 44 homes that had some type of sales activity in the county. There were 30 homes that went under contract and 14 homes that sold for an average price of $287,432 with an average DOM of 92 days. There are currently 199 active properties in the county.

Mortgage Industry

Long-term mortgage interest rates fell for the fifth night Friday. The 30-year fixed-rate average sank to 5.69 percent, and the 15-year fixed rate dipped to 5.27 percent. The 1-year adjustable slipped to 5.47 percent. We are currently seeing the lowest 30-year fixed interest rate in over two years. Mortgage rate figures are according to Bankrate.com, which publishes nightly averages based on its survey of 4,000 banks in 50 states.

Conclusion

All buyers, especially first time homebuyers, with the combined benefits of seller flexibility and an unexpected drop in mortgage interest rates, have a window of opportunity. These conditions will persist in many areas until early spring when inventory supplies are likely to become more balanced. Several factors converge to make the winter months a great time to buy real estate. One primary factor is the low mortgage interest rates being offered, which are hovering around 5.69 percent.

If you are conservative, and have been thinking about refinancing your home loan or buying a property - now is the time to act. Interest rates are historically low - and homes are an abundance of homes available - but it won't stay that way forever. You will want to contact your lender (or ask your Realtor for their preferred lender) and lock your rates. You can't lock them forever, so you will have to be ready, and able to purchase a house or refinance.

If you are a risk taker, you may want to wait a little longer to see if you can get lucky enough to get a better rate, but you are going to have to pay close attention and be willing to pull the trigger quickly.

Although more than 85% of all claims dollars are paid out because of trip cancellation or interruption, the actual majority of claims are submitted for lost, stolen, or broken personal belongings...Baggage claims. A heart attack, stroke, appendicitis...or an injury which causes us to need a care flight...a doctor or nurse trauma team to fly with us..."Life Saving" at its highest level. It's the unthinkable coverage which has saved many peoples lives and the pocket books of many insured in a very big way.

We have only scratched the surface of travel insurance and already I'm sure you have learned more about Travel Insurance than you probably ever wanted to know. As you can see by these examples, travel insurance is a very important and very practical feature, and should be included, just like your camera, in the planning phases of every trip you take. I hope you take from this the importance of including your travel insurance purchase when you make your initial trip deposit. And Through this you must have realized that there is a lot more to travel insurance than cancellation and interruption. That a single claim like, "My passport was stolen." could generate multiple claims to benefits like travel delay...baggage...and trip interruption.

The only other peace of wisdom I can impart at this time is the importance of using an independent Travel Insurance Broker. Easily found on the internet, an independent agent should give you multiple underwriters to choose from, but without so many plans as to make it impossible to make a selection. Most plans are basically the same in their general exclusions and inclusions...but there are plans which are more individually suited to your specific travel needs. So it is important to deal with someone who knows what they are talking about...someone with experience, knowledge, and integrity and a product line which is comprised of plans which have unique variations making them appeal to the broadest spectrum of travelers.

My Philadelphia Condo Makes me Happy

There are many reasons living here in a Center City Philadelphia Condo makes me a happy person. I enjoy the view of the City Skyline and the cobblestone streets in Old City. Of course I also love the hustle and bustle. Particularly, here in Philadelphia, the history is something I have always been fond of. And we've got some of the best neighbors around.

But there are a lot of other great reasons to want to live here in Philadelphia. Important everyday things that can really help bring a little more happiness to our lives.

Think about it. Socialization with others is one of the most significant sources of happiness in a human being's life. Whether it's spending time with family or friends or contributing to the lives of others who may be less fortunate or just talking about a common-area garden briefly with a neighbor, as humans, we need to be around other people. (You rarely hear stories of overly joyful hermits who live sheltered lives all alone in a cabin in the middle of nowhere in Alaska like you might see on some WHYY special.) There is probably more than one local common-are garden to talk about here in center city condo life. There is definitely more than one neighbor to talk to too.

Nowadays, folks spend loads of time working. Actually, some studies show we are working an average of 500 more hours per year compared to about 30 years ago. That is without even adding in commute time. Add another 2 hours a day to that number and we're not leaving much time for recreation in our lives. That can't be good for our happiness? But if you lived in a Center City Philadelphia Condo and worked in Center City, you could walk to work (which would be good exercise, fresh air for you, and better for the environment) and you would probably save about an hour and a half per day from sitting behind the wheel at a standstill in traffic. And as a little bonus, you could go meet some friends on your lunch hour at your favorite restaurant or deli right here in the City to squeeze in a little happy non-work related conversation. It's like free recharge time!

Think of the good urban design here in the City as well as the effective public transportation. With these two great Philadelphia qualities, Center City Loft and Condominium owners are spending less and less time behind the wheel. Neighbors, sidewalks, front porches, parks, courtyards......everything you need to be socially integrated just steps from your front door. You can easily take a stroll to the supermarket, work , a museum, the movies, or your favorite clothing store. And if something is a few more blocks away than you think you can handle or if you are carrying lots of shopping bags, hop in a cab, on a bus, or on the subway. Believe me they are not few or far between here in town.

As a long time Center City Philadelphia resident, I am always surprised at just how "small town" this big town of ours feels. It is a rare occurrence that I can walk to the gym, or simply walk around my neighborhood of Old City, without bumping into at least one or two people I know. Or the overwhelming ability to recognize familiar faces. At the intersection of 12th and Spruce Street the other day, I was waiting for a couple with their baby stroller to cross the street. I recognized him from eighteen years ago when he was an art student. We lived in the same condo building on 15th and Spruce. at the time. He hadn't changed much. A few pounds, and a short beard later, and he still lives in town. And there is Mark and Paul, who own Zeke's Deli. They have been frying my eggs for years. No strangers there. Even the crazy lady who walks around town with a bed sheet over her head. Unique, but no stranger. I recall first catching sight of her "one in a million style" when I first moved into the Old City neighborhood in the early 1990's. Though I do reside in a fairly large urban area, there really is a sense of community. Even if it is simply the sense I get from recognizing familiar faces around Center City. The mailman for the southern residential portion of 19106? Same. The fed ex guy who continually blocks the small street behind my house? Same.

So we center city Philadelphians are lucky enough to spend more time engaging with friends, family, and our community, and less time commuting back and forth to work and running errands! Bottom line, living here in Center City Philadelphia can really bring more happiness to your life. If you don't believe me, I challenge you to give it a shot. And you too can keep tabs on the crazy lady who wears a bed sheet over her head as a kind of fashion statement. She's not too difficult to pick out of the crowd.

Ayers Rock (or Uluru) is one of Australia's most recognisable natural icons. The sandstone formation stands 1142ft high, with a circumference of 5.8 mi. It has great cultural significance for the A?angu landowners, who lead walking tours of the area, informing visitors of the local bush foods, flora and fauna and Aboriginal dreamtime stories. The sandstone formation is notable for appearing to change colour throughout the day and year depending on the light and weather, glowing red at sunset and silver-grey when it rains.

In addition to the mainland there are several islands to check out, including Tasmania. Promoting itself as the Natural State and the Island of Inspiration, almost 37% of Tasmania is in reserves, National Parks and World Heritage Sites. Despite its small size, there are plenty of sights to see, and Tasmania attracts many tourists for its trout fishing possibilities and the iconic Overland Track bush walk.

Outer Banks of Currituck - Winery Tour Vacation

When deciding on a vacation destination, be certain to explore the Outer Banks of Currituck's Wineries. For a wine tasting vacation, begin your trip with a stay in one of the cozy bed and breakfast inns or a vacation rental. When you are rested and ready, take U.S. Route 168 to Currituck Sound Ferry to Knott's Island. The Ferry is free but, call 800-By-Ferry (800-293-3779) for the schedule. Then, follow NC Route 615 for 2.7 miles to Martin Farm Lane where you will find the Martin Vineyards.

The Martin family moved to Knott's Island in 1977 and began a farm with peaches and Schuppemong grapes. Ten years later, they started planting Vinifera grapes. When they started the crop, they discovered this variety of grape was very well suited to the soil and weather of the Outer Banks.

At this winery, you can sample some delightful dry reds, semi-dry whites, sweet and dry white wines. With experts available to answer your questions, you will certainly find a wine that is well suited to your particular taste.

Next, visit Moonrise Bay Vineyard. Once on Knott's Island the winery is 3.5 miles from the ferry dock on Woodleigh Road. One mile down Woodleigh Road you reach the Moonrise Bay sign, which will be on the left at the entrance to the driveway.

They have a very nice front porch that gives you a great view of the sunrise or, even better, moonrise over-looking Knott's Island Sound from whence the vineyard derives its name. This vineyard features dry whites, dry reds and some delicious sweet berry wines. The vineyard began in 1997 as a hobby and grew to the enterprise it is today. The Winery was completed in August of 2000 just in time for the first grape harvest.

Back on the mainland, try the Sanctuary Vineyards. Located off of Highway 158 in Jarvisberg, this vineyard is a must-see for the wine connoisseur. This vineyard produces two outstanding wines: Coastal Collage and the Lightkeeper. Coastal Collage is a medium bodied red wine that is very nice on the palette. It is produced with Cabernet Sauvignon, Merlot and a little bit of Syrah. The Lightkeeper is a table wine featuring Sangiovese, Vidal and Chardonnay grapes, available in a dry red or a light white. The Sanctuary Vineyards tasting room is located inside the historic Cotton Gin in Jarvisburg, NC. The cellars are open for complimentary tastings on the weekends.

With the varied wine offerings, you will want to visit again and again until you have tried them all. Or go back for more of your favorite.

Subterranean Termite Pest Control

Termites are extremely successful insects. They occur throughout all the temperate regions of the world. There have been over 2000 species of termites identified worldwide. There are several species that occur in the United States.

Of the three main types of termites, subterranean termites are the most wide-spread. They also account for the vast majority of damage done by termites throughout the United States. Subterranean termites are of concern to homeowners in 49 of the 50 states. Alaska is the only state that does not have any native termite species.

A subterranean termite colony begins with winged fertile reproductives (alates) that are released from a mature colony in the area. These winged insects (we call them "swarmers") are poor flyers. They flutter around in the warm sunshine, usually right after a spring rain. Very few of these insects will survive the swarming flight.

To succeed in establishing a new colony these swarmers must locate a mate, find a suitable food source, and burrow into the soil near the food source. All of this must happen before they dry out and die or are eaten by birds, ants or other predators.

A subterranean termite colony is a fairly permanent thing. A subterranean termite queen may live as long as 30 years. As she matures her abdomen distends making it impossible for her leave her royal chamber. She is fed and groomed by attendant workers.

Workers are by far the most numerous members of the colony. In addition to caring for the queen, the workers also care for the young, feed the soldiers and developing reproductives, and build and maintain the nest galleries and foraging tunnels. The workers range far from the nest foraging for food.

Termite workers eat dead wood or other things containing cellulose. Protozoans (tiny, one celled organisms) in the termite's gut digest the ground up wood and convert it to the nutrients that the termite needs. The workers carry this digested food back to the nest and then regurgitate it to feed the nymphs, soldiers, and reproductives. This process, called tropholaxis, is very common among insects.

Soldiers protect the colony from invading ants. They do not eat wood. they are completely dependent on workers to feed them. They aren't particularly effective at fighting off the ants. Instead, they block the entry to the galleries with their large heads and strong jaws (mandibles). The ants will usually succeed in taking several soldiers, while the termite colony itself remains relatively unharmed.

In addition to the primary queen, termite colonies often develop additional reproductive members. These are called supplemental queens. In addition to providing more eggs for the colony, if the primary queen dies, one of these supplemental reproductives will assume the role of primary queen.

Once a termite colony is four or five years old, some winged reproductives will develop. These are released in the spring. And from that time on, the colony produces more and more swarmers each year.

And the cycle continues . . .

Often, people who are buying in recession, expect to save at least a few points off for what they would normally spend. How many points that may, will vary broadly on what is going on in your neck of the woods. As both Gudrun and I have said before, research is your friend.

Just because you're considering buying during recession, remember it's not all about the money. Of course you're looking because the market conditions are favorable to you. And if all it is, is about the selection of the money, honey... without considering your specific needs any decision based on not matching your needs/wants is a good way to get a bad deal. As we have advised elsewhere, think in the big picture.

In other articles we have discussed, not letting your emotions get in the way of looking at the numbers. Here, we are alerting you, to while keeping the numbers objective, don't forget whether you like or don't like the place. Being all about the numbers and nothing about your personal satisfaction is a good way to be penny wise and pound-foolish.

Sure, buying during recession is a good first step in getting a good deal in the real estate industry. That's known as market timing. And of course you won't know if your market timing is good, let alone if the particular place is a good deal, unless you done your research.

We urge you to always keep a balance between what you like and what makes sense financially.

Buying Property In Italy

In recent years Italy has become a prime destination for investment and holiday properties, with regions around the major cities seeing a particular boom. With this increasing popularity it's the perfect time to think about getting in on the action, but keep in mind these important tips:

Like with any property purchase, ensure you don't rush into things. Take your time to get to know a region, its people, its amenities and its cuisine. If you can't make it a home, don't live there. To really get a feel for a place you'll need to spend a good deal of time there. Don't just go for a weekend thinking you've read all about the area and it sounds lovely; invest some time and uncover the true character of your chosen region.

Likewise, don't combine business with pleasure. If you treat your buying trip as a holiday you're liable to fall in love with properties that don't make financial sense, and primarily your investment has to be affordable. Don't get carried away just because you think you've found your dream home or because someone else might make an offer; all the usual rules of buying houses still apply, and you should never go over budget and regret it later.

Consider more out-of-the-way destinations to save money. The big cities are obviously most expensive, but you can still find the Italian experience in other parts of the country. Calabria in the south for example is on the up but still unspoilt by development and tourism, so it just goes to show that you can pick up a bargain if you're willing to live outside the most popular destinations.

Once you've found a house or apartment you love, you can start to go through the buying process. This involves making an offer which, if accepted, you'll sign an agreement on. Then you have to pay a third of the offer to the seller, which is non-refundable if you decide to pull out. The rest of the balance is transferrable upon completion, which takes up to a few months; this is when documents are signed by both parties and their Notary which transfer ownership to you.

Although there are no restrictions on foreign nationals buying property in Italy, you are liable to pay a purchase tax. This will be 10% if you don't plan on applying for residency, but it is calculated based on the value of the property, not on the purchase price. Because land has a very low value in Italy, don't expect this tax to be sky high. You will also be expected to pay a surveyor's fee, which covers all the deeds to the house, planning regulations etc being checked to make sure that the sale of the house is legal.

When viewing homes, make sure that your estate agent is registered with the Chamber of Commerce; this is a standard that ensures your service will be high quality. Buying an Italy property is a straightforward process, and as long as you do your research and follow the correct procedures, you're sure to find the right investment.

Good News For Landlords And Rental Property Investors

Great news landlords and investors... because of the current crisis in the real estate market, an increase in foreclosures, and a tightening of lending standards an increasing number of Americans are choosing to rent.

With vacancy rates of rental properties at all time lows, asking rental rates at a near all time high, and an increase in apartment demand, it may be just the right time for rental property investment.

"Rental housing is simply more attractive than for-sale housing for a lot of people right now. If they're waiting for a really great deal to come along before buying, they may be figuring that it's best to just rent in the mean time," says Cathy Williams, director of the National Housing Division.

And the numbers confirm: median asking rents were $1,052 for rental units completed during the third quarter of 2007, breaking the previous high of $1,025; strongly suggesting general improvement in the rental market.

Regionally, the Northeast, the West, and the Midwest have the highest median asking rents, with the reported median asking rents in all three places at more than $1,150. While these rent levels are quite common in the West and the Northeast, this is the first time rents levels have reached these heights in the Midwest.

Not surprisingly, asking rents for existing apartments also have been steadily improving and are at or near all-time highs; suggesting that the rental market is strong and a great time to capitalize on the mortgage mess.

Hadleigh, a Historic Market Town in Suffolk

Hadleigh is a market town fairly close to Ipswich, but far enough away to have it's own character and unique history. Up until the 17C Hadleigh was a cloth-making town in common with the rest of the area (Kersey, Lavenham, Long Melford). Consequently it was a wealthy town and it still contains some lovely old timber framed houses with pargetting. However as the cloth industry declined so did Hadleigh and it wasn't until the age of the train that the town really prospered again. At that time some of the older properties which had been neglected for centuries were re-fronted in Victorian style, which gives Hadleigh the appearance of mixed architecture when in fact many buildings are medieval.

Hadleigh also contains many buildings dating from different periods and therefore has a uniquely mixed architecture. For example, near the Church is a great gatehouse called the Deanery Tower which dates back to 1495 and is Grade 1 listed. Below is a picture of the Guildhall which is also Grade 1 listed. It has three stories and was built in the mid 15C as the Market Hall, with shops on the ground floor. Over the years the building has been used for a variety of purposes including a workhouse and a corset factory! Now the various halls and rooms are available to hire and it would make a splendid venue for a party The Guildhall is open from mid-June to the end of September and tours take place a couple of times a week. Traditional cream teas are served in the garden from Sunday to Friday.

Near the Guildhall is the flint and freestone parish Church of St Mary (see top photo), which has the oldest bell in Suffolk that still marks the hours. Hadleigh has 250 listed buildings, and the oldest part of the town consists of the High Street and surrounds, so is easily accessible.

The High Street is nearly a mile in length and runs parallel to the River Brett which forms Hadleigh's western boundary. There are lots of interesting shops in Hadleigh, most of them independently owned rather than chains. Of the 137 properties on the High Street 90% are listed! So even if you don't go into the shops you'll still have plenty of interesting sights to see.

Jayrest Interiors has for over 40 years designed, hand-built and sold a range of gorgeous bespoke sofas and upholstered armchairs through their Hadleigh showroom, so don't forget to pop in to see them when you're there as they are well worth a visit.

Many of Hadleigh's buildings were re-fronted during the Victorian times, but there are still quite a few that date from the 19C entirely.

In addition to the independently run shops, Hadleigh has quite a few more gems to offer the tourist. Hadleigh Maid is a supplier and manufacturer of quality handmade chocolates and confectionery based in George Street. There are numerous public footpaths throughout the town, several taking advantage of the close proximity of the River Brett. On Friday mornings there is a Market Day in the Market Place offering a wide range of stalls, including fish, fruit and vegetables, flowers, jams, olives and cheese.

Every year the residents of Hadleigh put on a Show which is a traditional family event (usually third Saturday in May) including Dog Displays, Vintage Tractors, Show jumping, trade stands.. and much more. And then of course there are the watering holes - the pubs, cafes restaurants, you won't go hungry or thirsty in Hadleigh!

The Hadleigh Society organises talks on Hadleigh and local history six times a year and also operate guided tours of the town.

Overcoming The Threat Of Foreclosure And How To Save Your Home - A Christian Perspective

One can hardly escape the news that appears by the minute on radio, TV, the internet, in print, and around the water cooler, that there are quite a few people in trouble with their mortgages today. The reasons for why they are in that position are for another time and place. What I would like to focus on today is what to do if you are facing that threat.

The story I am about to relate happened to me a little over ten years ago.

The morning began as any other except that I was at a corporate meeting in the southeast, spending the week with the executive team for the Fortune 500 division I was a National Sales Manager for. By the end of that night as I flew back to southern California I had to carry the heavy load of knowing that my position with its salary, bonus, insurance, and perks had come to an end. It was a six figure gig. I had a substantial mortgage on a beautiful piece of property down Hwy. 15 towards San Diego. Five bedrooms, an addition as an office, hardwood floors, fireplace, lots of glass, tile roof, full size gazebo with footings, a built in pool, plenty of patio, eighteen six foot tall glorious rose bushes, and eighteen thirty foot tall slender cypresses. A massive fan palm stood in the front of the combination stucco and wood siding house. You get the picture. It was our dream home.

My mind was swirling with the thoughts of how I would tell my wife who was at home with our three small kids. All I knew at the moment was that with God all things are possible, and I was not going to fear, but I was going to choose to trust in Him to help us. The plane landed in Ontario after the combined 2 leg eight hour flight, and in the car to home I went.

That night I went on to bed never telling my wife what had happened. The following morning, coffee cup in hand, I walked out to the gazebo as I usually did when at home, sat in the comfy chair, and looked out to the pool, the roses, the mountains in the distance, drinking in the eucalyptus trees and all the rest as I gazed outward. I began to think of the Lord, and I said "Good Morning" to Him as I usually did, and then sat there saying, "Lord, you know what happened yesterday. I come in the name of Jesus and ask for your help. I know you gave this home to us Lord. It was something I had asked you for in prayer. You led us to it, and enabled us to buy it. I don't believe you want us to lose it, so help me God to understand what you want me to do. In Jesus name."

I stayed there for a while longer, praying and speaking to God, enjoying the scenery, all before anyone else was awake. Then I went to get a refill of coffee, and returned to that comfy chair. As I sat there alone, again I reflected on the Lord and the miracle that had taken place to get the house in the first place. I then began to sense the presence of God. In an instant, He began to speak to me softly, yet clearly with my eyes open looking towards the house,

"Richard, all that you see before you will not lose."

Needless to say, I was overwhelmed with emotion. I stayed there a while weeping and thanking God for what He had said, and slowly collected myself.

I now had an assurance from God himself that we would not lose our home in spite of the current circumstances. I interpreted that to mean that God would supply a new position quickly, and restore the income stream, or that if need be, He would supply the resources. And I let it go for the moment.

Little did I know at the time that it would take another 14 months until the issue was cleared up. Nor did I know that through it, my wife and I would be stretched and challenged as a couple like never before, and would experience the power of God working in our lives personally.

The very first thing I did is what anyone else would have done, I began to look for a new position and try to get some sort of settlement out of my former employer. Generous to a fault, they gave me three weeks of severance pay. I also went and filed unemployment, not that I wanted to, but we figured what the heck. Unfortunately, the economy was down at that point in time, so jobs were not plentiful. Plus, what I had done previously revolved around an airport, which enabled me to live in the 'hinterland' so to speak, away from the congestion of Orange County. The downside of that was obvious; similar positions would be over 60 miles away.

I landed a consulting arrangement at the outset which paid me $2000 a month for a small time investment, and that coupled with unemployment gave us some income, though not enough to sustain everything. I came close, finishing second in a couple of high profile positions I interviewed for, but as you no second is not good enough. Time started to get chewed up. Weeks turned into months, and before I knew it I was six months out from my separation, with no answer in sight.

Around this time we switched churches, as the 60 mile one way trip into Orange County a couple of times a week was too much to bear. We found out about a tiny little church meeting in our home town on a lark, and determined to check it out the following week. The Pastor was a mid sized good looking guy my age with a penetrating look, and a fire in his belly. Kevin Brown was a full time Sergeant with the Santa Ana Police SWAT team, and a former USMC Provost. A tough hombre to be sure, with an equally fervent zeal for the word of God, and firm resolution against the works of darkness. He preached a strong faith filled message each week, and prayed with expectancy. It seems that he was just the man I needed to be around as we walked through our unfolding trial. We made him aware of our situation, and Kevin and his fiancée stood with us as we walked it out. He expected as I did, a sudden miracle - an unexpected financial blessing, an offer for a new position, to arise any day.

The consulting situation dried up, so I began to look for anything to bring in income. I sold cars, cleaned carpets, and tried unsuccessfully to sell various types of equipment on commission. Nothing seemed to fit and nothing brought in the amount of income we needed. Now ten months out from my separation, we were behind on our mortgage four months and the letters were starting to show up with their ominous messages. The pressure was on.

From day one, I had a daily routine which included praising the Lord, praying to God, and reading the bible. As the situation worsened, I increased that effort, and included fasting for various periods as I went. My wife was consistent with me in the 'stand for our home,' 'claiming the promises,' as we called it, while she managed to take care of all us on a meager budget. I studied passages on deliverance, prosperity, provision, supply, and all the rest, quoting them as I prayed. Each day I also 'broke the assignment of the enemy against us' in prayer, declaring victory in the name of Jesus over his works, and plans. Even though we essentially had no money, and could not pay major bills, our marriage was stellar, our children were happy and content, and out health was perfect. We just did not have enough money to turn back the tide against us.

Nonetheless, we pressed on, with me as husband and father carrying the larger portion of the prayer, fasting, and study of God's word by design, while working in various capacities for nominal pay. I still believed what God had spoke to me in the gazebo many months before, but there was no movement in our situation, or clarity as to where the answer would come from. Then, at a prayer meeting at my Pastor's house, I met Andre Cummins.

Andre Cummins was a big man in physical stature as well as a big man in the church circle he was apart of. Well known in the area, he was about my age, yet had pastored a church for over ten years. Gentle in nature, and quiet in speech, he was the antithesis of Kevin Brown.

We all joined and prayed for various things and people, each taking a turn while the others supported. He did not know me, nor did I tell him of my predicament. As we began to finish, he suggested praying for each of the men in attendance one by one. When it came my turn, the men prayed some then gave way as Andre moved closer to me. He began to pray then stopped, and said, "Brother Richard, the Lord has a message for you. The keys are in the house!" I popped my eyes open and looking right at him, said "Do you have any idea what that means?" Well, or course he did not, and I told him, "We are in foreclosure - they want to take back our house, and we have been standing on the word of God to deliver us!" He was amazed - he said he saw a house and the keys were inside, to his mind a clear picture that our home was our home and would remain that way. As I thought about it later on the way home, it occurred to me that it also might be a word which reinforces what we were doing in the house, that being the prayer, praise, and standing on the word of God. In other words, continue what you are doing. The keys to your success lie within the activities performed in that house.

Either way, I was emphatically encouraged and rushed home to tell my wife. We rejoiced together that God would speak to us personally about our situation through a complete stranger.

Still, a few more months went by with no resolution to our situation. I was working, but again not enough to stem the tide. Six months behind on the mortgage and the tone of the letters now drastic, it began to take a toll on both of us, While continuing the 'standing for our home' with all the fervency I could muster, I began to notice as my wife did, that the gleam in my eye was beginning to fade. I was becoming somewhat downcast, frustrated, and impatient. A friend of ours knew a Christian counselor and suggested I meet with him, which I did. Dave was an older man than I, with a big heart and an understanding presence about him. He was the kind of a guy you could talk to and feel comfortable with, to let your hair down with so to speak. In the church setting, there was an expectation that you would not waver in your faith, and frankly that was a good thing since you kept up the charge, but unfortunately you did not feel comfortable revealing your innermost fears. So seeing Dave was a good experience. He listened, expressed understanding and empathy, and reinforced the love of God to me. I needed that.

But then he did something unusual. Just as I was going to leave, he asked if he could pray for me, to which I said yes. As he prayed, he asked God to bless us and solve this situation we faced, all the while keeping our marriage and the kids safe. Then he paused and said, "Richard, I sense a call from God on your life. I believe God has a calling on your life for ministry." I was surprised at what he said, especially when you consider the source.

Dave was not one of the emotional types if you know what I mean, who often say they have a special word for you, which you have to be careful of. No, he was a solid, mature child of the King who had a track record of service. I told him that I had sensed that calling too, but was unsure as to what to do about it. He said "God will reveal His will for you in due time", and that was it. We shook hands and off I went. I told my wife about the meeting and what he had said which did not surprise her. But she did not understand what that calling might be either.

With six months in arrears piling up, and no reconciliation with the lender besides 'pay them', I continued to ask God for a way out. I then had this outrageous thought that what I should do is to appeal for help from the backer of the loan, the Veteran's Administration, since the house was purchased on the GI bill. So we composed a letter, went over our situation, and begged for help and sent it off. A short time later they contacted us saying, NO. We cannot help you, sorry. And that was that.

Still weeks later, I got an even crazier thought: I would write a letter to my congressman asking him if he could get any leverage with the VA in helping save our home. Two things happened quickly, 1), the letter from the congressman's office came back saying they contacted the VA on our behalf and were told they could not help us, and 2), the lender contacted us to say that we were now in official foreclosure, and posted a date by which we must vacate the house. This was early September, and we had to be out by November 11.

The phone began to ring, and mail began to show up from all types of firms offering to buy my house at a loss to save it, offering advice for hundreds of dollars, offering to buy it and then resell it to me, etc. We were amazed at the moxie and guile of some of these people. But clearly, we were in a jam, and now had a timeline attached to it. What did I do? I marched right back in to that prayer closet and fervently prayed to God for relief. I marched that length of that hardwood floor office hundreds of times, back and forth, back and forth, praying, thanking, and giving glory to God for his goodness, kindness, and power. You see my friend I loved that house. I guess a love or a passion is a prerequisite to achieve the reality of the verses from the bible in Mark 11:23 where Jesus says, "And whatsoever things you desire when you pray, believe that you receive them, and you shall have them". I believed our house would be saved. I could not prove why except to point to the word of God. I had no natural proof. All I had were His promises, and a burning knowing in my belly that would not let go.

Onward we marched.

With time running out, we decided to compose another letter to our congressman, begging his office to look once more at our situation, and see if the VA might work with us. After we sent it off, all we could do was wait and pray. While in town one day I picked up the local newspaper as always, and turned over to the classifieds section, as was my pattern. Scanning the postings, I found nothing to get excited about and was about to put the paper away when I noticed a small box ad on the inside "About Town" section. It read, "Evangelist Coming to Town". Well, that caught my eye so I opened it up and read through the ad to find that an evangelist I had never heard of was coming to my little town in a few weeks and would be visiting for two nights. I looked it over again and whispered "Lord if you want me to go, prompt me" and forgot about it. I stuffed the paper in a file, just in case.

Two more weeks raced by with the deadline looming, now some 40 days away. On a Tuesday morning as I began to visit with the Lord in my office, I suddenly remembered the ad that the traveling evangelist had posted in the newspaper nearly a month ago. He was going to be in town on Thursday night, and I sensed that I should go, so I planned for it and asked my wife to join me. She could not make it, but I decided to attend anyways.

Thursday evening arrived and off I went to the service. The praise and worship was well done, and the moderate crowd that had gathered joined in for a wonderful time of praising the Lord together. Even though I did not know the evangelist, the songs they sang and the tempo of the service - the fervency of worship - was familiar and welcome. After an offering, the preacher himself took the microphone and began to preach a stirring message on the power of God to do the impossible. It was a good, solid, bible verse based word, with a strong anointing of the Holy Spirit. Then at the end, he paused and began to ask the Holy Spirit to speak through him in order to bless the people of God assembled. Then he began to point to people in the audience, and asked them to come forward. Each one that he did that to he had a specific word of God for. A word about healing, or about some struggle they were going through, a loved one in trouble, each time a specific, personal word. The content of what he said and how he said it was not fluff either. I have heard many a preacher generalize about people's lives, making you think it may be God breathed, but this man was clearly the real deal. He had spent time with the Lord, since it was apparent he operated in the spiritual gift of the 'word of knowledge.' Obviously, I waited with baited breath, hoping he would call me forward, but even though I waited until the very end, that call forward never came. Nonetheless, I was encouraged by the service and the word he spoke, and determined to return the following night.

Friday rolled around, and my wife and I decided to contact the office of our congressman to see if any progress had been made on our request. There was nothing new to report. The follow up to the initial inquiry had not been made by the office, but they assured us they would do so shortly. We prayed again for God's favor with them, and decided to call back next week.

The evening came, and after a little maneuvering, we were able to hire a sitter to watch the kids so my wife and I could go to the service. It began much like last night with wonderful praise and worship, and a very discernible anointing over it, and a sense of God's love and power. Once again, the preacher rose to speak the word and he did so with the same fervor as the previous night, extolling the greatness of God, pushing us towards higher levels of faith, and sharing stories of the power of God he has witnessed. As the preaching portion ended, once again he paused, and we joined him in asking for the spirit of Christ to come and bless His people. Calling people out by pointing to them, he spoke many words which seemed to really touch those to whom it was given, judging by their demeanor. As we rejoiced and cheered with those who had received instruction, healing, or some reassurance, I still hoped that we too would be called out. Just as I thought that the time was up, it was as if he scanned the room one more time to see if he had missed someone. Then he looked at me. Pointing at me he said, "You brother, Yes you. Come up here. Is that your wife? Have her come too." I was tingling all over as we moved to the front.

When we got there, the praise band was playing softly, the crowd was quietly worshipping, swaying as they stood, and the preacher - well, he looked intense. A tall man, about 40 years old, with jet black hair, and a slight southern accent to his voice, he said, "God has something for you", and he said nothing further. We stood a few feet away from him for what seemed like an eternity, but was only a minute. Then he said, "I see you claiming things. A building. A piece of property. And I do not know what you have in the works, but God says to you this night, IT WILL WORK!" He repeated that last portion again with emphasis, "GOD SAYS, IT WILL WORK!" And that was it.

We were absolutely floored. This guy, a man of God, a complete stranger had nailed it. He called out exactly what we had been claiming, describing it in detail, and then said that what we had in the works (the VA/Congressman plea) would work! We both began to weep and praise the Lord, just weep and praise the Lord. We later told him what was going on, and I am sure he was pleased not only for us, but that God had used him in such a mighty, specific way to bless the lives of others.

Now think of it - The God who created the universe. The God who sent His son to die on a cross for the sins of mankind. The God who loves us so with the love of a father, who sent the Holy Spirit to be our counselor and guide, as well as spiritual gift giver - that God - spoke to my wife and myself in that room through His servant, that evangelist. We were thrilled beyond compare. It was hard to sleep that night, what with the adrenaline rush we both experienced previously.

Now we wondered, what would happen next, and how much longer would this go. God will often times take you to the very end of your limit to test your faith. But we were determined to walk on as far as we had to, since we both were now convinced of what God's plans were.

The following week came and went - no change. The week after came and went - no change. Finally, on the third week after the service, we received a phone call from our congressman's office. It seems the VA had reconsidered our loan, and was pleased to inform us that they were going to issue a new loan to us at a lower rate, for a lesser monthly amount. All of this would take place in a week or two. We were thrilled beyond belief to hear this news, and the office of the congressman was equally thrilled. They said that they had never heard of anything like this ever happening before, and were very happy for us. We hung up the phone crying, rejoicing, and shouting praises to God.

A new loan. The pressure was gone. We could start afresh. The now ten months of arrears was wiped away in an instant.

Since it was now the last week of October, and we had about 15 days to go, we hoped it would be soon to avoid any hassles.

I think God's sense of humor came through since on the 10th of November, a day before the scheduled foreclosure, the letter from the VA arrived with official notification of the new arrangement. It was finished.

And our incredible journey of faith came to an end successfully.

In closing I want you the reader to know that God is no respecter of persons, meaning He does not play favorites, though His hear is turned to the righteous, those who know His son Jesus and are washed in His blood. But let me make this clear -

If you are in foreclosure now, what God did for us He is willing to do for you. All you have to do is walk it out, and believe.

Our former Pastor, Kevin Brown, the SWAT Team commander, sent us a letter after this formal notice came. Here is an excerpt from his letter to us:

"Share what God has done. Not just in church. That's good when we share with the body what God has done and the path you both took to get the promise. But our testimonies are not just for the four walls of the local church. How many men and women will commit suicide today because of the pressure of losing their home when they don't have to. God is no respecter of persons. If He did it for one He will do it for all. Please brother and Sister in Christ, get out and share this with the nations. Don't be satisfied with a ten minute testimony within the four walls. God performed His word so it could be shared. Don't let one more husband put a gun in his mouth and "end it all". Don't let another woman empty her prescription bottle of meds into her stomach and sleep until death snatches her away from those who love her. Be a testimony for Jesus.

Only God could have done this and you both be still together."

It is in that spirit that we make this available to you. There is hope, regardless of circumstance. Just don't give up on God: Never, Never, Never, Never.

I don't care what you have done to get you here. Don't give up on God.

1) If you don't know Jesus as your Lord and Savior, repent right now and ask Him to forgive you of your sins and come into your heart. Get your heart right with God first. Find a bible believing church and start attending. If you need help finding one, let us know and we will help you.

2) If you have an ought against anyone in your life right now, a grievance, forgive them regardless now. Get rid of any variance, strife, or hard feelings.

3) Become a student of the word of God and allow it to change you, and work to develop into a person who seeks continuous intimacy with the Lord.

Tips for Those Considering a Vacation to Iceland

First let me say, before I spew out all the negatives, that Iceland is a real gem of a country in more ways then I can say. But, the country is kind of an anomaly. It is small, very small and there are only about three hundred thousand Icelanders. That many people would make you would wonder how their economy survives. But it does and, in fact, they enjoy a very high standard of living. Iceland is also very beautiful, clean and exotic. The air is clean, the water is pure and the nature unspoiled. When the weather is good, enjoying the Icelandic outback is a world-class experience. Iceland is also a very modern place so you can enjoy all the amenities you are accustomed to. So, as I mentioned, if you are interested in visiting this beautiful land, here are some of the negatives you may want to be aware of.

First off I must mention the weather. Iceland's weather is notoriously capricious. You can literally have four seasons in one day. That's not just hyperbole; I have experienced it for myself. Also, it is almost never really warm. The average summer temperature is somewhere in the mid-to-high 50s. That isn't to say that on occasion it can't get warmer, that's just the average. It can also rain in Iceland - a lot. You could go there and have rain for the whole vacation. So, come prepared for wind and rain and wear layers so you can modulate your temperature as the circumstance dictates.

The second big issue is that Iceland is galactically expensive. Food is three to four times the cost compared to America. This can come as a real shock for US visitors who are used to cheap food. This is less true for European tourists who are used to higher costs. Also, alcohol is very expensive. I believe that Iceland ranks right up there with the most expensive alcohol prices. If you drink, I would recommend buying your booze in the duty free store before you enter the country. You will be limited to certain quantities. Once you are in the country you will need to find a "Vin Bud," pronounced, "veen booth" which literally means "wine store." The Icelandic government has a monopoly on all alcohol and these are state run stores. There are many scattered around Reykjavik and here and there around the country. They are not always open, like 7-11's in the states so, keep this in mind. If you buy drinks at a restaurant be prepared to be shocked. A beer is at least $10 and a glass of wine is anywhere between $10 and up. Eating out is tremendously expensive. I would recommend shopping for most of your meals if you can.

Next is the cost of rental cars and hotels. If you plan on traveling outside of Reykjavik, you will need a car unless you want to take a bus tour or jeep tour. If you are just going to stay in the capital you can get around just fine with the bus system, or on foot. If you do rent a car you should know that gas in Iceland is, currently, about $8.00 per gallon. So, make sure your budget can handle it. Hotel rooms are outrageous, so if you are willing to lower your room expectations, I would recommend staying at a guesthouse. Most of the guesthouses have common showers and a common kitchen so you can cook. There are many in Reykjavik and many more scattered around out in the country.

I know that I am not painting a very pretty picture here. But, in truth, if you have traveled to Europe you already know about high prices. It's just that Iceland seems to take it a step further. But, you can get by with a little less and the pay off is that you will get to experience a truly wonderfully unique country. What I am saying is that, despite the costs, it is worth going. Just be prepared.

There are many things to do in Iceland. You can take bus tours, jeep tours, hiking tours, and just about every other outdoor pleasure you can imagine. You can enjoy the wonderful spas and pools all over Reykjavik, visit museums, art galleries and more. The downtown area of Reykjavik is very charming and old world. Other areas are very modern and cutting edge. The Reykjavik nightlife is pretty much world famous, so if you like to party then this is a good destination for you.

I personally would recommend the jeep tours. These Iceland tours will take you out of the city to almost anywhere you want to go. They have themes and cool destinations; just bring a rain parka and a wad of Icelandic kronur. - David Brooks

 

Travel - Take To The Slopes - But Be Careful

Not shelling out for travel insurance for a city break in Europe is a risk. However for those heading to the piste for their winter breaks, such a risk is not worth taking. If you're planning a ski trip, there are certain factors you must consider when arranging insurance.

Skiing holidays can be expensive, and finding affordable travel insurance is essential to such trips in order to avoid extra costs should you encounter any difficulties.

For those who spend more time on the slopes, such as resort employees, annual travel insurance could prove to be the cheaper option, and it's advisable to check with your insurer to arrange extra cover before your trip. Be aware, however, that different insurers offer different packages for certain activities during your trip - such as skiing and tobogganing.

If you're a little more adventurous on the slopes, more extreme activities - such as heli-skiing and zorbing (rolling downhill in a transparent sphere) - will be slightly more expensive to insure against, and the range of features available differs between insurance companies.

Some features may not be as straightforward as they seem, there are some areas of cover which you will need to double check before heading for the slopes. For example, piste closure will usually be covered by such policies - but only if all the slopes at the resort are affected. Ensure that you take your insurance documentation with you in case of emergencies, this will ensure that your policy details are easily available should anything happen.

When you consider that many services such as mountain rescue and medical helicopters are expensive to operate, traveling to such destinations without suitable insurance can be very risky. Whilst that cheap travel insurance quote may look tempting, it may contain policy exclusions which may affect your claim - such as differing prices based on the age of your ski equipment and the time frame in which any equipment damage or theft is reported.

Check with your current insurers as to whether they offer an additional 'winter sports cover' for a small fee. This process could save you money as such policies can usually be arranged for the duration of your trip.

Sabi Sands All Game - African Safaris

Each year I've been going on at least two African Safaris, and with each one of them I learn something new. Things like what mosquito repellent are the better choice, when I can camp or when would it be a better option to rather book into a hut or guesthouse. So when I packed for my latest adventure to the Sabi Sands Game Reserve, I thought I had it all figured.

But as nature has proven time and time again, she is quite unpredictable and most definitely not one to be messed with. So when I booked in at the Sabi Sands game reserve I knew, well at least I thought that it would be a better idea to get a hut. Since it was summer and Mpumalanga formed part of the summer rainfall district, I played it rather safe than sorry.

During the first day of my trip I saw some buffalos and got real close-up with some giraffes. After so many trips, I simply can't get enough of safaris. It's not only the fact that I'm out in nature, but with each animal, the difference, the habits, even the significant behaviour is something I find absolutely fascinating and the main reason why I feel that anybody who says that they do not like animals can not be trusted. It's a system, that whether or not you want to remember, you form part of.

So as I stood there right by the side of our guide and standing right by the giraffe, it felt more than just exhilarating. And I know this might sound weird, but I felt a certain peace overwhelm me. I was not frightened or stressed that this huge animal in front of me might attack, but just an inner stillness.

Sabi Sands
The Sabi Sands Game Reserve is neighbours with the better known Kruger National Park, but there are no fences between these two game reserves, instead they work in unison. An old friend of mine, David, who used to be a wildlife photographer in his younger years, once told me that if you want the perfect wildlife picture, then stay at the Sabi Sands Game Reserve. And he was right.

In the following two days I was able to see elephants, lions and the shyer leopard too. All picture perfect moments. But I wasn't here for pictures, although I took the odd one here and there, no I was here with the hope of coming into close encounter with elephants. My dream have always been to study elephants, they're family structure and habits, first hand. It's all fine and dandy to read about it, but as always, doing something in practice is a whole different ball game.

So on my second last day, I was getting a bit disappointed at my prospect of some elephant psychology when I went on my last game drive. It was on this trip when we came to see a family of elephants. Although they seem quite undisturbed in their pace and not too many of what I was hoping to see happened, I was given the opportunity to see the interaction between a mother and her calf. Some might argue that in nature, not many of the African animals has such a strong bond with their young as elephants, I think I would have to agree. With such care and motherly protection did she help her calf along. The elephant is such a big animal that somehow seems like one of the most delicate, brought with it, my satisfaction with a single glimpse of motherly affection. I don't think that this African safari is one I'll soon forget, but rather one I'd treasure for ever.

The Big Bad Market

Ok, It's Time to Come Out Now

If you don't have a TV, a radio, or a newspaper, you may have missed all of the negative press surrounding the mortgage and housing markets. The severity of the situation has created a mild panic that has paralyzed the consumer. If you are waiting for a "bottom" to the overall crisis, and for all the news to turn positive, don't hold your breath. Typically, where tragedy occurs, opportunity arises. Let me show you why it is "OK to come out now," and why you might be sorry if you wait too long. Mortgage Meltdown?

The news might have you thinking that no one can get a loan these days. This is far from true. Hindsight has given us a clear picture of the kind of loans that shouldn't be offered again. The loans that have performed more consistently are still abundantly available, and you might be surprised that you can qualify.

Banks like to see strength in at least 2 of the 4 areas:

1. Credit Score
2. Sufficient verifiable income for the payment amount
3. Equity in the property or down payment
4. Liquid assets (money in the bank, stock market, IRA's, 401k's, etc...)

The items that will make your loan more difficult to obtain:

1. Non-Owner Occupied (investment property)
2. Stated or No Income (meaning you can't prove it with W2's or Tax Returns)

Bottom Line: If you can legitimately afford to make a regular house payment, there's a very high chance that this can be proven to a lender, who will in turn be happy to give you an excellent loan. To make things better, interest rates are historically low. At the very lowest point in mortgage rate history, a 30 year fixed conforming loan danced around the 5.0% range. In the last several weeks, it has dropped to 5.625%. There is even further impetus to act on this information. Even if prices decline another 10% due to the market panic, there are sellers out there right now selling for 20% under current appraised value. So you might find a house for $160,000 today that will end up being worth $180,000 when the market bottoms out - a paradox, but true. This also means that your value is likely to be at it's highest as far as refinancing. Remember that EQUITY is one of the positive factors banks consider.

If you think you might be in your current home for more than a few years, have an adjustable rate mortgage, or have an interest rate that's over 6% - or - if you are a potential home-buyer, it is OK to come out now. Doing so could save you lots of money.

The Pendulum Effect

National average home prices are down significantly. This trend will continue, but consider three things. First, the hardest-hit markets drag down the average depreciation. Second, mid to high priced homes were more inflated than entry level housing. When those homes depreciate, they have farther to fall than a lower priced home. This also brings down the national home price average. Finally, panic can create a knee-jerk reaction among sellers, and market perception can create hesitancy among buyers.

What does this all mean? It's a GREAT time to shop for a moderately priced home. When the market has found a solid bottom and the demand returns, there will be a lot less ambiguity about what a home in your area is really worth. Sellers will be less willing to entertain offers, and selection will decrease.

Recession and Expansion

There are times when the economy is brisk and everyone feels confident about his or her prospects for the future. As a result, they spend more money, eat out more often, and buy more new cars and houses.

Then, for one reason or another, the economy slows down. Companies lay off employees and consumers are more careful about where they spend money, perhaps saving more than usual. As a result, the economy decelerates even further. If it slows enough, we have a recession. During such a time, fewer people are buying homes. Even so, some homeowners find themselves in a situation where they must sell. Families grow beyond the capacity of the home, employees get relocated, and some may even find themselves unable to make their mortgage payment - perhaps because of a layoff in the family.

In the business cycle of real estate, there are buyers' markets and sellers' markets...and some markets in between. It is all based on supply and/or demand.

Supply and Demand - Inventory

During a seller's market, homes sell quickly and sellers have a lot of pricing power. As a result, prices rise more rapidly than at other times. During a buyer's market, homes may sit on the market for a while before selling; consequently, sellers become more flexible and may even drop their prices.

The market is determined by supply and demand.

In real estate, the relationship between supply and demand is calculated as "available inventory." At the current sales pace, how long would it take to sell the total number of houses available on the market? That is how the real estate industry measures inventory.

Inventory is measured in weeks and months. Longer inventory times are associated with buyers' markets. Shorter inventory periods are associated with sellers' markets. Some buyers and sellers hope to time their transactions to take advantage of market cycles.

Timing Your Purchase to the Market Cycle

The real estate market does not necessarily move in tandem with the stock market or the economy as a whole. When the economy is doing well, interest rates are generally higher. The result is that fewer people can afford houses. When the economy slows down, interest rates fall. The "affordability index" moves up and more people can afford houses.

As you can see, this cycle does not move "in sync" with the rest of the economy. One problem with attempting to time your purchase to the business cycle is that even experts have problems accurately predicting the future economy. It is also strongly influenced by employment, salary, and consumer outlook for the future. If you could "time the market," that strategy would most benefit first-time buyers. All these factors make it difficult to know, in advance, whether the housing market is going to boom or bust.

Why You Should Not Wait to Purchase a Home

People who already own a home usually need to sell it in order to come up with the down payment for their next home. Even if they don't, they would have to carry the debt and obligations on two homes at the same time. This can create financial hardship, even when you rent out the previous home. There are maintenance costs, renters don't always make their payments on time, the rent may not cover the mortgage and other costs, and sometimes the property may be vacant.

If you are a move-up buyer and want to purchase your next home during a depressed market, you generally have to sell your current home during that same depressed market. If you want to sell during a boom, then you also have to purchase during the same boom - It tends to equal out. Finally, suppose you are a first-time buyer and wait until the beginning of a boom is near. If you guess wrong, are you going to wait...and wait...and wait...till the next depressed market? If so, you could miss out on loads of depreciation...and that is assuming you guessed right about your market timing? For instance, in 1996 when the home market was struggling, who would have predicted what the next seven years actually produced?

The Cape Winelands Goes Cheesy - Stellenbosch Guest House

It was time of the year when people flock to the Cape Winelands in abundance for one single event: the renowned South African Cheese Festival. This is one event of the year that you not only have to go to, but cannot for the world miss. So with my two closest friends, Bronwyn and Ryno, we set off on our little adventure to Stellenbosch where we booked into our Stellenbosch guest house, Villa Grande, before heading off for our first day at this beloved event.

What to expect...
When you first get there you are met by queues and queues to not only get in, but to be helped. This is not a place for sissies. You have to put on your patience-gear and know that you are going to bump into the odd impatient idiot. But luckily the people of the Western Cape, for some undeniable reason are quite peaceful people. So let's move on, next the three of us decided that in order to make sure we get a taste of all, we should start at the one end, and work our way through. Sure this sounds like a great plan, but somehow you always get distracted or people tend to wander off in the wrong direction.

After about four hours of cheese tasting, meeting the makers, learning exactly why it is that certain cheese just goes better with olives and other with bread, we headed in the direction of the wine. I made it my personal duty to not only teach the very little knowledge that I had of wine to my dear friend Bronwyn, but to try and persuade her to learn and love it as much as both me and Ryno do. But we only got as far as Rosé, which although a very good one, was not yet where I would've liked to have been with this stubborn friend of mine. So while she kept to her rosé, Ryno and I shared a very delicate bottle from the Paarl region. Such is the taste of earth's nectar, so sweet and full of joy.

A night in...
It was getting later, so we decided it a good time to head back to our guest house and have a good night's rest before coming back for seconds (Yes, greed is a sin, but so is missing out on this festival). So when we arrived at the guest house with our day's shopping, we basically fell into the chairs in the luxury room, pure exhilarating exhaustion. And thanks to the day's cheese tasting none of us had much of an appetite, so we spent the rest of the evening in front of the fireplace chatting about the day's events and quarrelling about which cheese is the superior one. Quite sad really how people can quarrel about silly things like cheese, but it's more about personal taste really than to prove a point. Eventually after our nightcaps, everybody was ready to turn in for the evening, and we all set off to our separate rooms.

I woke up the next morning feeling quite tired still. Amazing how a day of so much fun and eating can leave you feeling so tired and in some actual physical pain. My legs were killing me, but not enough to stop me from going back for more. So after a quick shower I went downstairs for breakfast with Bronwyn and Ryno. Both looking as exhausted as I was feeling, we ordered some of the Villa Grande's special breakfasts. A cup of freshly brewed coffee was exactly what the doctor ordered.

As I finished up my breakfast, I sat back to looked at the view from the patio and came to realize that Stellenbosch truly is beautiful. With its surrounding majestic mountains and winelands, you come to understand why the people of Stellenbosch are all so friendly and laid-back. This very old town has the atmosphere of youth and happiness, and as we were on our way back to the cheese festival, I paid more attention to scenic drive. And in that moment all was full of bliss.

Do I Really Need UK Travel Insurance?

When you think of why you'd need travel insurance you probably get images of broken legs whilst skiing, Car rental mishaps in the Mediterranean and eating some dodgy shrimp. You wouldn't normally associate a weekend break within the UK as somewhere you'd need travel insurance.

But the truth is that wherever you go in the UK you are still going to need travel insurance, just not in the way you'd normally expect. Since you'll still be in the UK you won't be claiming against your life insurance if you get injured, that's what health insurance is for.

The situations you'd need to claim against travel insurance would normally be the occasions where you have to cancel your holiday or cut it short. One such situation could be that you go on holiday for two weeks, when halfway through you injure yourself meaning you have to go to the hospital, subsequently cutting your holiday short. Aside from the medical costs you could end up being lumbered with charges for your accommodation even though you're stuck in a hospital bed and not even at the hotel anymore!

This is unfortunate but hotels are well within their rights to charge you as otherwise they could have filled that booking with someone else. Luckily your travel insurance policy covers events such as these and can help regain most of the expenses which normally would be lost.

It's also becoming more popular for people to take advantage of cheap domestic flights and taking the plane as opposed to a long and winding road trip, so if you were to cancel your holiday even due to bereavement then normally you'd be left out of pocket, travel insurance covers this too fortunately. This would also cover lost luggage as even with domestic flights it's not unknown for your bags to disappear off the face of the earth!

Invariably whilst you're away you'll be taking a camera with you, and in this day and age probably a mobile phone or MP3 player too, if you were to lose or damage it while on holiday then you may not be able to afford a replacement out of your own money.

So as you can see there are plenty of occasions where you'd need travel insurance, no matter where you go, be it abroad or the other side of the country. If you have any doubts or questions it would be best to check with your current travel insurance company or a travel agent as they'd be best to advise on the level of cover for your chosen destination, you should also familiarise yourself with your insurance emergency claims line which are normally open 24 hours, 365 days a year

Lahu Of Thailand

The Lahu have their origins in southwestern China. Around 1830 there were some Lahu villages located in the Kengtung State of Burma. However, by 1870 the Lahu started moving across the northern Burmese border in fear of their lives from the government of Burma. The Burmese were very cruel towards the hill tribes and not just the Lahu, but a large number of other hill tribes were killed by the government of Burma. By 1870, the Lahu moved into the northern highlands and valleys of Thailand.

There are four sub tribes within the Lahu namely Black, Red, Yellow, and She-leh. The Black Lahu are the most reserved, but wear the most distinctive costumes. Women wear a black cloak with diagonal cream stripes. The top of the sleeve is decorated in bold colors of red and yellow. Red Lahu women wear black trousers with white edging and colorful sleeves. The Thai shirt and skirt have replaced the traditional costume among the other Lahu tribes. Lahu men wear a plain black shirt and baggy black trousers

The Lahu build houses on high stilts. They raise domestic animals like buffaloes, pigs, and chickens in the vacant space under their homes. The Lahu believe in the soul, a house spirit, nature spirits and a supreme being. 30 percent of the Lahu have now converted to Christianity.

The Thai call the Lahu Muser, because of their hunting skills. Like the other hill tribes, the Lahu lead simple lives, work hard, and strive to get through an often harsh environment. Paris is one of the most visited cities in the world. Millions of tourists come here every day. So when planning your trip to Paris make sure you have a place to stay at. Don't go to the city without a reservation. The majority of the Paris hotels have official websites, so it's very easy to book a room on-line. Another variant is to reserve a room via fax, using a special form included in the website. Write dates of stay, time of arrival, number of people, type of room you desire, required facilities and location. Wait until you get a confirmation - and here you are! You have a place to stay at when in Paris! Don't forget to bring a copy of your reservation (whether it was made via fax or email) when you check in.

Bear in mind that hotel prices will vary by season. The most expensive times of year are during fashion week in mid-January, Easter until the end of June, September, October and the Christmas holidays. If you want to reserve a room on these dates, do it in advance. Also remember that when it comes to your hotel you almost always get what you pay for. Parisian hotel rooms are small and cosy. The shower head is always removable and it takes some amount of dexterity to use the shower without flooding the bathroom. This is very typical, consider it a cultural experience. Elevators are also rather small in these buildings, and stairwells narrow. If you have a lot of luggage (or people), it might take you more than one trip to get it all in your room.

Your hotel will usually offer you breakfast. If it's included in your price, great. If not, it might be more economical (and more fun) to go where the Parisians go: the cafe on the corner. The French prefer a continental breakfast. It usually consists of coffee or tea, a croissant, a baguette with butter and jam, and maybe some yogurt.

The usual check-in-time in most hotels is 2-3 pm. If you absolutely must have a bed as soon as you land (if you land at night or in the morning), go ahead and reserve the room for the night before you arrive so you can go to the hotel immediately and relax. But be sure to let your hotel know you are doing this.

It's common in France to leave your key at the reception when leaving the hotel and take it when you return. Late at night, your hotel door may be locked. The Basics Of Mud Jacking For Foundation Repair

Foundation repair for someone's home is often only thought of in times of an emergency. The home owner may be sitting in his or her living room when they notice a crack in the wall, or in more severe cases, they see a large crack in the bricks on the exterior of the house. This is disturbing to say the least.

Often one's home is their most expensive investment. Sometimes foundation problems are discovered upon the home owner wanting to sell the house and buyer has hired an independent inspector. Time and money are even more crucial because the own is trying to sell his/her home fast while making enough for a down payment on another house.

How can one fix foundation problems? Some call professionals and some do it themselves. Professionals use many different techniques and methods. Mud jacking is one process used by foundation experts to fix foundation problems. There are two methods of this this technique: filling the void and raising the interior floors.

Filling the Void

Often times, foundation problems in certain parts of Texas are the result of the perimeter of the foundation settling. When building a house concrete piers are installed under the perimeter grade beam. The first attempt to fix the problem is by using industry tools to return the house to its original position. After the readjustment, a void is usually created under the main slab.

Professionals then use a "mud jacking" technique to fill this void. This is done by drilling 2" holes through the perimeter grade beam surrounding the house and pumping a mixture of soil and cement grout into the void. Then the holes are filled with a fluid mix of soil/cement grout.

Raise Interior Floors

In other situations, the interior portion of the slab may have settled. Mud jacking is used to raise interior floors is accomplished from the inside of your home by drilling 2" holes through the slab in the areas that have settled and pumping a mixture of soil/cement grout under the foundation. This method uses a stiff mix of soil/cement grout and is often associated with more complicated foundation problems.

Although it sounds simple enough, this can be a delicate and involved process to do correctly. Being familiar with the common land issues around the area and through extensive experience, the process can become second nature to seasoned professionals.

What is Fractional Ownership?

One of the many fast growing forms of vacation property ownership is Fractional Ownership. Also know as Private Residence Clubs, fractional ownership is often misunderstood as another time-share opportunity.

These are not time shares, (A contract specifying a right to use a property on certain weeks).

Fractional ownership is an actual, deeded interest (usually 1/4 to 1/13): You can sell it, leave it in your will, put it in a trust, almost anything you could do with a normal deeded property you can do with a fractional ownership property. The catch is that you only get to use it a fraction of the time, hence the name: Fractional Ownership.

Of course, there's no confusing fractional ownership with full ownership. You can't redecorate the living room or hang personal photos on the wall. What do you get when you purchase a Fractional Ownership?

Depending on the location and type of structure, owners may get a beautiful, high-quality property, located in a fantastic location. Property types include: Detached single family homes, hotel suites, cabins, townhouses, villas or an upscale Penthouse Condominium located in a tropical paradise.

With great services and amenities offering a carefree vacation lifestyle fractional ownership may typically be purchased for 10 or 15 percent of what someone would normally have to pay to buy the house on their own. The burden and cost of repairs and upkeep of buying and maintaining these properties is shared by all purchasers of the property. Fractional Ownerships are being found in many popular vacation spots today. From high-traffic ski resorts to warm water tropical destinations. Many popular fractional ownerships can be found in upscale golf-oriented communities as well.

Appreciation Potential

Because of the emphasis on placement in highly-desirable locations, it is likely there may be substantial appreciation over time. However, appreciation ratios vary significantly from area to area. It is advised to check with a local real estate professional regarding the potential appreciation of any investment property.

Pricing

Based on the size, amenities and location of individual properties, the price for a fractional ownership varies greatly. A typical price range may be $100,000-$500,000 for an upscale luxury homes that would cost two to five times as much if purchased outright as wholly-owned vacation home. Typically, you pay a one-time purchase price plus a yearly maintenance fee that covers all of the expenses associated with property ownership and its use and services.

At the very least, Fractional ownership offers many vacationers a choice. The attractiveness of having actual ownership in a luxury property is a draw to many. While some prices are steep many are an affordable alternative to full vacation home ownership.

Buyers are advised to shop carefully; owners depend much more on the operators and managers to protect their investment than they would if they were buying their own house. Homeowners Look For Financial Security

Millions of Britons are looking for financial stability, new research shows. In a study conducted by Abbey, an estimated 5.1 million, or one in three, homeowners claim that if they had to remortgage their property immediately then they would choose to fix the rate of interest payable for a period of five years or more. According to the findings, some 2.5 million people would opt to keep mortgage payments consistent for five years, while 1.1 million look for a ten-year deal. Meanwhile, some 1.5 million would like to see their rate stay consistent for 15 years. And in making sure interest rates remain at a consistent level, many homeowners could find their monthly payments stay the same, which in turn could help them to meet other areas of financial demand that they might face such as loans, utility bills and credit cards with greater ease.

The study also indicated a fall in popularity for the once well-received two-year fixed-rate deals. Over the summer, more than 40 per cent of respondents stated that they would choose this type of product. However, this level has now dropped to 12 per cent.

Commenting on the figures, Nici Audhlam-Gardiner, head of mortgages for Abbey, said: "For most of us our mortgage is the biggest financial commitment we make so it's understandable that we want to know just how much we're going to have to fork out each month. You never know what's going to happen in the future, but at least if you've committed to a long-term fixed deal, you know where you are going to stand with your repayments. Borrowers need to be sure however that the deal they take out is right for them and that they understand the different types of mortgages available before signing up to anything."

Out of the total 8.8 million Britons stating that they would like to fix their mortgage payments about two-thirds (65 per cent) claim that they want to know exactly what their monthly outgoings are. In doing so, many people could find that they are able to draw up budgets more effectively and pay off loans with greater ease. The study, in which more than one reason could have been selected, also indicated that about half of homeowners believe that the Bank of England will increase interest rates within the next two years. With such moves potentially placing pressure on many consumers' finances, their ability to make repayments on mortgages, secured loans and other demands on their finances could decrease. Meanwhile, three per cent of those surveyed report that in the past they have been "stung" financially by a variable or tracker mortgage deal.

For people worried that a rise in the base rate will place further pressure on their spending, using the equity built up in a property to take out a secured loan could be an advisable way in which to relieve financial anxieties. Speaking earlier this year, Katie Tucker, product specialist for John Charcol, reported that remortgaging could see homeowners save hundreds of pounds on their monthly mortgage payments, especially for those consumers who are coming towards the end of fixed-rate or discounted deals. She added that such a move could also help consumers free up money to make home improvements.

Because real estate investors are selling very high tag items -- homes sell for anywhere from tens of thousands to millions of dollars -- the profit margins can be terrific.

At the same time, start up costs for the real estate investor are not prohibitive. 10 Steps to Getting Rid of Clutter

Are you ready to get started on your journey to clutter control? Here are 10 things you can do right now:

1. Get rid of your largest items first. Eliminating exercise equipment and large stuffed animals that don't belong in a room can result in an immediate improvement in clutter reduction. Once you get rid of the big pieces, it will make it easier to move on the the smaller pieces.

2. Return everything that has been borrowed from someone else. Magazines, books, CDs, videos and tools are just a few of the things that may below to friends or neighbors. Return them to the people they belong to.

3. Pick up everything that is on the floor. Sort into boxes, baskets - and most importantly - trash bags. Take laundry directly to the laundry room.

4. Recycle newspapers, magazines and catalogs. If you've read them, throw them into your recycle bin. If you haven't, put them into a "to read" basket or shelf. Cut out articles that you want to keep and toss the rest of the magazine.

5. Have you looked into your closet lately? I mean really looked? How many pieces of clothing and shoes are there that you never even wear? Donate them or put them in a box for your next garage sale.

6. Go through your dresser drawers and toss old socks, pantyhose and lengerie. Also, get rid of sweaters and jeans that no longer fit you. Are you really going to be able to wear them within the next few months?

7. Now, go to your office. How many old pens are in your desk drawers that don't work? Toss them! While you're there get rid of used ink cartridges and other things that you're never going to use.

8. Clean off your desktop. Go through each piece of paper and decide how important it is. Put bills and statements into your "in" box to pay. Throw old newspapers and flyers away.

9. Empty all of the wastebaskets where you have tossed your decluttering efforts immediately - before you decide there's something in there that you just can't part with. Believe me, after a few days you won't even remember that item!

10. Wash each room's windows. There's nothing that will make a room look brighter and cleaner than a little sunshine.

With the market slump heard round the world, 2007 is quickly winding to a close. Many are wondering where 2008 will take us. Based on real estate facts and trends from 2007, here are some real estate buying and selling predictions for next year.

Home Prices Will Decline and Stabilize - Home prices will continue to decrease in cooling markets. They won't freefall, though they will teeter back in forth looking for some solid ground.

Increases in Short Sales & Foreclosures - As interest rates on 3-year and 5-year Adjustable Rate Mortgages begin adjusting and those who used 100% financing in 2005, will start losing their homes. Many banks will probably refuse to negotiate short sales, eventually leading to a flood of bank-owned properties to hit the market.

Interest Rates Will Stabilize - Rates will move forward and backward within one-quarter point, and buyers will want fixed-rate mortgages. Buyers who cannot qualify for conventional loans will lean toward seller-financed instruments such as land contracts or lease option purchases.

A Buyers Market Will Entice Investors to Enter the Market - Investor's different criteria than traditional home buyers will encourage their return to the market as they recognize that a buyer's market is an excellent time to purchase real estate. First-time home buyers will find themselves competing with all-cash investors, and the investors will win.

Banks Will Refuse to Pay Closing Costs - Banks are sick of taking it in the shorts. With agents trying to cram short sales down their throats and no one bidding at the trustee's sales, it will leave them stuck with unwanted inventory. Banks will probably start demanding bulk discount rates from title and escrow companies. They will also stop paying some regular closing costs like city taxes and state documentary transfer tax.

Flood Insurance Rates Will Rise - New assessments of flood risk will probably lead the federal government to redraw flood maps, requiring more home owners to carry flood insurance. Home owners with flood insurance policies could see rates double, while those who have no flood insurance could face paying rates that are 10 times higher than they would have paid under the old risk maps.

Maybe you're interested in buying a home outside the United States? For example, one may consider a place as a holiday home or perhaps a nice retirement nest, or solely for investment purposes. It can be a great idea and you need to know that there are differences in what you are used to dealing with in America. Of course there are things that you will find that are just like you deal back home. Before you plunk down the cash, make sure you have done a thorough investigation into those foreign real estate markets you are considering.

Just like back home, the first thing to consider about buying a home outside United States is: "what does the real estate market have to offer?" And an other question may be: "Is the actual market a buyers market, or is it currently a sellers market?" Where do you look to find that special deal? What city states or provinces have better deals or meet your needs better? Unless, you have been living in that country for a while, extra research is certainly wanted. Different cultures have different laws, so you don't want to miss an important detail that could have great impact on the final closing of your home.

As we said above, there are similarities to buying a home in the target country, there are also differences, and to do your diligence research compared to making the purchase in the United States with an extra zest. In both cases, it's going to cost you money. So a good research point to start with, would be to find out what is the going rate for homes in the target country you're interested in? This is an important first step to help, to know, if you're getting a good deal. Knowing the average price of homes in the area gives you a better chance at negotiating a fair price.

Goodbye, Alitalia

Yes, it seems the situation couldn't be worst. After the president of the Italian airline abandoned the position, Alitalia right now is a hunting land for some of the big guys in Europe.

Air France - KLM is already looking at the possibility, as well as Lufthansa and AirOne, that has the support of one of the most important banks in Italy, Intesa.

This could not be funny at all for all the employees who can suffer tremendous consequences, but it seems that the guys in Ryanair really didn't give it a thought and found out quickly a way to make some fun on the situation.

I noticed it for the first time about 1 month ago, when I was waiting in front of the boarding gate at Girona Airport, close to Barcelona, in Spain. One of the Ryanair aircraft that was arriving from Milan was landing at that time, and when it came closer I could read written on its side in big capital letters: "Arrivederci Alitalia". For the ones not familiarized with basic Italian, this literally means "Goodbye, Alitalia".

I can imagine the effect that it can produce actually to take one of those flights from Alitalia, land at the airport, and suddenly saw through your window a Ryanair aircraft saying bye bye to your airline. At same time, the bosses in Alitalia musn't be happy at all about the situation, don't you agree?

In any case, and with all my respects for the situation, it is simply amazing the way Ryanair always finds the opportunity to make a bit of fun of everything that encounters in the way. The news in their web-page are always a lot of fun to read.

You can't imagine the scandal they made when Easy Jet decided to sign up some deals with travel agents, which according to Ryanair are the biggest parasites in the industry. Probably they are right, and surely the move will not benefit Easy Jet, but they needed the money due to increasing petrol prices.

Furthermore, the last time that I saw the CEO for Ryanair in Nordic Europe, he was in a very important meeting introducing all the new routes and was wearing a very fashionable enormous Viking helmet. No words to describe it, I spent a lot of time later to get a picture of that!

In any case, I want to wish the best future to the guys in Alitalia, as they are nowadays providing with one good (not the best) option to cross the Atlantic via Milan, at least between the high-fare airlines. And, come on, they are Italians!

Timid Steps Into Real Estate Investments

Many ordinary people have already made a killing by investing in realty. They were probably very apprehensive about buying the first investment home, but as long as that goes well, it is easy to get hooked! In case you keep mulling it over and wonder about the risks, here is a starter kit of very basic pondering points.

There are certain pointers that should be adhered to if you want your investment to be trouble free. These apply to selecting the property to buy, financing it and renting it out.

You may think that the profit has all been made in the property market. While property has risen considerably in price in the last few years, it is not too late to make money in the realty market. One theory is that the baby boomers will keep pushing the price up in certain areas. Why is that, you may ask?

Well, baby boomers (so called because their births coincide with the end of the war when all the service personnel were de-mobbed; following their homecoming, a slew of babies were born) are all coming up to retirement. At the moment the oldest baby boomer is only 61, so there still a few years to go before the main 'rush' to retirement.

While it is true that some retirees opt to stay in the same town that they have worked in, many do not. A large majority of retirees have similar dreams about retirement and large numbers move to a new location. They move to be with family, or to be near the sea, a lake, away from the snow (or toward the snow!), away from the damp, to have a view etc. Retirees also often 'downsize' and move into a smaller home.

Now we have two clues about investing: a choice location, or one with a view and a smaller property, so an investor may want to think about buying only a modest sized property. Leave your emotions at home and do not buy because of a 'cutesy' kitchen; think only of the numbers. If you buy near a hospital, college or University, you will find it easier to rent.

With regard to financing, quite often your prime home can provide the equity for a new mortgage. The rent should cover the mortgage payment, so you may need a good size down payment. Go to your bank or mortgage broker with your own personal financial facts before you start looking. Find out if the idea is financially feasible, check repayment costs and get pre-approved. All this is a free service and you can simply discard the whole idea if you are getting cold feet.

One of the golden rules when investing in real estate is to think about the rental situation before you start looking at property. This side of it is important, after all, it is the way in which the house pays for itself. The first question is: are you going to use a manager or attend to it yourself? If you plan to look after it yourself, you will be wise to buy in your own town - but not in your own neighborhood.

The reason for this is that monthly inspections, or even the possibility of them, can go along way toward keeping your house in good order. Not only does the tenant have to clean it and cut the grass once a month, but you will also have the opportunity to inspect for leaks in roof, appliances, drainage in the basement/foundation etc. Your tenant is less likely to accumulate old cars in the yard if you visit every month.

This brings me to the final pointer: a contract must contain definite guidelines indicating the code of behavior you require from your tenants. It must say 'cut the grass once a month' or 'empty all garbage once a week' or 'no subletting' . It must also say 'inspections may be carried out once a month upon 24 hours notice' . These clauses will mean it will be easy for you to evict the 'tenants from hell'. Taking references, including those from the previous landlord, will probably help you to avoid these people anyway.

Now, you can sit back and wait for the retirement rush to force up the prices in the property market. While you are waiting you can analyze what it feels like to be an investment property owner.
